Whether thermal insulation integral (timber frame panels) or composite system wouldn’t make a decisive difference to me now. Since you shouldn’t go to a general contractor unadvised anyway, they themselves don’t need to be an expert in it. Subtracting the air space directly from the house size is not the worst approach ;-) What personally bothers me about Massivhaus Mittelrhein (which I used to mention positively just a few years ago) is their now very poor website (and that, in my opinion, they also overdo it with the caliber 425). But the latter probably has to do with company policy to always offer a standard half a tone above the legal norm. Some providers see this as proof of priceworthiness which they like to develop into a kind of brand core. Overall, I read here that you are open to construction methods and catalog designs but actually need planning help. The plot is apparently – even if you practically can’t really read anything again – just enough to build on a slab. I recommend independent advice. The way to me is known, right, or you go to a colleague, and the architect is also a suitable assistant for you. Not having extravagant wishes should not lead to the wrong path of looking for a general contractor unadvised (and possibly even commissioning them without a tender). Did you start searching right away without your own planning attempts or had you given up trying?

But that is exactly why it is the wrong house choice. The main living area should receive the most sunlight. The west side is suitable for this. The terrace in the garden can still be on the north side. It actually requires a bit more consideration as to how and where the rooms are oriented, instead of choosing a design that is intended for another property.

I have since been surfing around to find out what the Kaisergärten actually are: the conversion of a listed lost place; what was not considered worth preserving is being developed as new building plots. Furthermore, I read about model houses from Fingerhaus and Talo, which apparently cover part of the area, as well as Viebrockhaus and a regional developer. There is also supposed to be district heating from Entega. Why have you not considered Fingerhaus and Talo until now, and are you considering a connection to the district heating (or do you even have to)?

Until around 2007 or so, there was still a lot of activity at the barracks, then the withdrawal happened and so on…

Fingerhaus has about 150 building plots there. However, with them the square meter cost about €20-30 more, there was property transfer tax on the house, mandatory connection to the local or district heating. That was also a dealbreaker for me.

We have no mandatory connection on our plot (as with the others in this section).

Talon doesn’t ring a bell for me, a few houses opposite were still built with precast concrete parts by a regional general contractor.
