Single-family townhouse villa in South Hesse

Fingerhaus has about 150 building plots there. However, their square meter cost about €20-30 more, real estate transfer tax on the house, and compulsory connection to local or district heating. That was also a deal-breaker for me. [...] Talon means nothing to me now, a few houses across the street were still built with concrete prefabricated parts by a regional general contractor.

We have no compulsory connection on our plot (as with the others in this section).

We even visited the show house because we initially considered buying a plot in that area. The sales representative hardly addressed our wishes and wanted to quickly push a Bravur 400 on us.

About a week ago, we visited an architect with whom we want to proceed up to phase 4 (if everything fits after phase 2).

We are supposed to receive a design in about 3-4 weeks, I am curious.

Whether thermal insulation integral (wood frame panel) or composite system wouldn't make the decisive difference for me now. Since one shouldn't go to the general contractor unadvised anyway, the contractor himself doesn't need to be an expert in it. Deducting the air space directly from the house size is not the worst approach ;-)

What personally bothers me about Massivhaus Mittelrhein (which I still liked to mention positively a few years ago) is the now very information-poor online presence (and that they, in my opinion, overdo it with the caliber 425 m.E.). But the latter probably has to do with the company policy to always offer a standard half a tone above the legal norm. Some providers see this as proof of worthiness in terms of price, which they like to develop into a kind of brand identity.

Overall, I read here that you are open regarding construction methods and receptive to catalog designs, but actually need planning assistance. The plot is probably — even if one can practically read nothing again — just enough to build on a slab foundation. I recommend independent advice. The way to me is known, right, or you go to a colleague, and the architect is also a suitable support for you. Not having any extraordinary wishes should not lead to the wrong path of looking for a general contractor without consultation (and possibly even commissioning them without a tender).

Did you start searching right away without your own planning attempts, or did you give up trying?
