Apart from the fact that the original poster (OP) apparently – as so often – has no idea what a general contractor/turnkey contractor/total contractor, ... is – a lot is off in the original post.

First, there is talk of “Does anyone know companies,” then “massa/Okal Haus .. – in the end all DFH brands, which – yes even if Okal Haus would like to be, certainly do not play in the premium segment .. – and at the end it says in the post that it should be a Fingerhaus – which in turn would mean that FingerHaus as a company would be fixed – which makes the rest of the questions obsolete.

My personal experience here – prelude. It might help the OP:
Last year we decided to build a house in the neighboring district.
From April to October we were in Poing a total of 10 times and compared 20 companies in total – including Okal Haus in Ingolstadt.
The core points were Bauhaus, 190m2, flat roof, 3 garages, air conditioning, KNX, ... – all requests were the same.
In the end, we created a large Excel table, fed it with the building description and compared.
And here take Okal Haus as an example:
Fixed price offer: €470,000 (August 2019)
Against our chosen house in the end:
Lechner Massivhaus: €550,000
Final price after specification etc.:
Just under €700,000

In addition, there are services that we removed from the – keyword turnkey – package:
Let’s take the trade “interior painting”
With our provider, as with many, this includes one-time filling in Q2 and white textured wallpaper (Raufaser) completely.
If you want something different here, you are already in the area of a) surcharge, b) subcontracting yourself or c) own work.

Just because “turnkey” is stated does not mean that the package is sufficient for your needs.

To sum it up:
Compare intensively, pay attention to your budget and plan enough buffer.
But first, get proper information – otherwise you will fall flat on your face very quickly and very hard on such a project.

Oh, and regarding the topic of land:
First, find one.
In Ingolstadt and the surrounding area, this is definitely a challenge.

I hope and don't think that I have crossed the line with my wording. It is not okay how some respond - I agree - but it is equally not okay for someone to register in a forum, create a thread, and think/hope that everyone else will do the thinking! That’s why exchange is no fun! Building a house is complex and in my opinion, you only create a thread after you have already read through half the forum and still have a concrete question!! At least not one with the same prices, yes. And, as aptly pointed out, not one that could build a Fingerhaus, since that is a different manufacturer. However, I don’t understand some things here anyway, means ... that it has to be a corporation instead of a single company, or several companies (did the OP understand that a general contractor is a multi-trade to complete house provider and is the latter possibly what he means by a "prefab" house?) Zero (or close to zero) knowledge and no plot of land are anyway a good indication that it’s better to look for a developer instead of any "house only" provider.

Oh yes, they do exist. And as already says, you can recognize them by a website that hasn’t been updated for years, the absence of sales tricks, and (most importantly) personal recommendations. So on Saturday mornings when the weather is nice, take a walk through the new housing developments and strike up a conversation with the residents who are out in their gardens. This helps enormously with both the negative and positive lists. And don’t rely on reviews from the web...

Thanks for the conversations you are having here.

Of course, as soon as the terms GU, BT were mentioned here, I immediately informed myself about what they mean. It was already very helpful and thus Massa Haus/Okal Haus/Allkauf Haus are out of the running... I don’t want to do anything myself. I just want to choose the material, equipment, possibly craftsmen, and that’s it.

We are going to Poing because we want to get inspired and possibly find other developers... but we’ll see... I will definitely visit more construction sites.

Sorry that I have spent my whole life in the city and did not have parents or friends who could teach me something about the whole thing.

And the idea of the house is clear.
- It should be a house that does not require much energy but also not exponentially overpriced... therefore I don’t know if it will be a solid house or something else... I still have to look into that more.
- No basement
- House with a granny flat
- approx. 90-120 sqm per floor
- 2 floors
- Attic with a little storage space and therefore a gable roof (but that is still open)
- Total of 4 rooms in the house and 2 rooms in the granny flat
- A little garden and a double garage (no garden for the granny flat and no garage for it either)
- Plot maybe 200-250 sqm (but I have little influence on that, depends on where we find something)
- Heating... still open but I myself think of geothermal heat pump with photovoltaics with direct feed-in to the grid.
- Total costs 300K for the house and with luck 100-120K for the plot
- Distance from Ingolstadt 20-50 km

I think it could be feasible.

As for the money, no, we have not inherited like many others but I would rather pay for my own home for 30 years than put money into someone else’s pocket and thus still pay rent in retirement. We will get a financial advisor to advise us on the financing options. I myself will not go through every bank to find out where it is best... I don’t have the necessary overview and knowledge for that.

The house with a granny flat is a good option to relieve us a bit and it has more advantages than disadvantages for us. If anyone has a different opinion on that, please write something about it.

Now to the developer.
Yesterday I was here in Zuchering where many new houses stand and inquired there. I spoke with a man who has been living in one of the houses for 3 years. He is just as much a layman as I am, as it turned out in the conversation, and he is really satisfied so far. With quality, procedure, and basically everything concerning the topic.

The developer was Erra-Haus GmbH.
But of course, this is only the first developer I consider from now on.
Because I also liked the work.
Still, I will look for 2-3 more and then compare... but so far I don’t know what I should compare...
I think work/sqm... I don’t know more yet, maybe material, construction method... no idea. Could you give me tips on that?

In the meantime, I have a rough plan on how I could organize the whole thing, namely:
1-Financial advisor (to determine our financial limit)
2-Search / buy plot... preferably developed... but if not, then I think developing will cost approx. 10K
3-parallel to step 2: determine developer and create a concrete “project”... provided we know the development plan.
