I agree, but the extra cost should be less than if a second house is attached. We have 250 sqm of living space ourselves, so I can estimate the prices well...

well, I’m also not a professional... but when I look at the picture, the first thing that comes to mind is a saving potential: "those are two roofs" -> double costs.

try a concept of "everything under one roof" and see, everything will be cheaper, I think. Although everything is under one roof, I managed the separation quite well. Main apartment entrance north side, granny flat entrance east side.

I have a similar concept, just 20 sqm smaller, described it earlier in my post, on 13mx9.69 and was at least 60k euros cheaper.

as far as I see it means for you now:
a) check out construction companies and get offers
b) reduce costs on the building structure without sacrificing comfort or functionality.

just as an anecdote:
I revised the plan 6 times until it fit. At first, I had a conservatory planned, which would have cost me 35k EUR. I removed it and instead planned a bay window/extension with large terrace sliding doors and 5 corner windows — in the end, it was still 10k EUR cheaper.

If that is the case, it is the right attitude!


These "cardboard walls," as you call them, are rarely cheaper if there is a reputable provider behind them. Besides, I think every system of building a house has its legitimacy in the market!

That does not fit together in my opinion. You know that a bungalow is more expensive and still have it offered to you? Would it be possible to build a granny flat on the ground floor and add the upper floor through the attic? In the end, it would still be 2 full floors.


I infer this from your posts; nothing more, nothing less. This forum is no wish concert, so you can save yourself your hidden barbs at me in other threads. Anyone who asks here expects answers that will help them move forward; confirmation of one’s own assumptions is certainly not helpful.

That is not necessarily the very best source of information. I have often heard this statement from our builders as well. Not infrequently, it turns out in the end that the craftsmen’s training dates back a few days; also regarding further education, it often looks bleak. In this respect, this kind of support should be seen as one piece of information among many.

Have you ever thought about bringing a freelance architect on board?

I have already read several posts or what you consider "useful answers" to questions from other members from you. Please read my question carefully again: "Single-family house with granny flat how much did you pay?". So if you have not built a single-family house with a granny flat and cannot give me an approximate price for this construction project (and that a square meter of house costs between 1100-1700 € I can google myself), then please refrain from your comments. So far nothing useful has come out, only "wannabe know-it-all behavior" (I know it's not proper German). At least you haven't been helpful to me in any way so far, and from other posts of yours I could also tell that your views on prices etc. are sometimes very exaggerated and you often do not even properly address the question. Thanks to the others for your answers, we will continue to look for providers and compare prices and possibly also consider other solutions regarding the floor plan.

I think, dear , the dear building expert has already built more houses with granny flats than all active users here combined.

Maybe a bit exaggerated, but when it comes to criticism or soul balm, one should always also consider who something is coming from. (just look at the profile... and recognize the subtle difference between layman and professional)



And how do you know the real costs that were mentioned by others contrary to their expectations?

I think you should keep your feet still towards those who even answer you here.

The truth after construction, how much costs have actually run away, is hardly ever posted anyway.

On the contrary, over the years there have been quite a few; including such types of building projects that you are now planning.


Are you sure? Don’t forget, my estimates are partly very exaggerated, as you just pointed out.


City villa 144 sqm, according to KfW 70 and on a base plate as well as
Extension 86 sqm as a granny flat, approx. TEUR 345
2 electric shutters with switch up/down, approx. € 580.00
Water-bearing fireplace including buffer and installation, approx. TEUR 8-10 / depending on model

Total so far estimated at TEUR 365.6. Regarding the colored windows, I cannot provide values as I do not know their number and size, nor whether they are to be foil-coated on one side or dyed throughout. By the way, I would advise you to forgo the water-bearing fireplace and instead allocate money for a proper ventilation system. That I consider a supporting and external expert to be sensible should hopefully be clear to you.

In addition come the costs for painting work, flooring, outdoor facilities, reserves for extras, and of course the additional construction costs amounting to TEUR 30 (you already own the land).


I thought I had made it very clear and politely understood by you that you – from my point of view – are on the best way to fall into the hands of dubious providers. Therefore, I also advised you to seek competent advice. It is no shame to get help when very expensive purchases are pending, which – if decided wrongly – can easily cost one’s existence!
