Hello,

I have been reading your posts for quite a while and I realize that you are on the best way to become the prey of a less reputable provider.

A piece of house costs – for comparable wall construction and equipment – almost always about the same price; +/- €5,000 perhaps. If among your offers there is a provider who deviates significantly downward, you can safely assume that the scope of services is lacking; you should then strike them from the list of possible providers. Upward, of course, is always possible.

The way you present your building project here, your main concern seems to be the price at the bottom right. Yet you don’t even know what belongs in the house price and what belongs to the additional costs. Quote, among other things: “Construction power and construction water, for example, are not included in the price.” This sentence of yours also reveals alarming ignorance: Quote: “So we’re supposed to pay €150,000 more just because of the apartment?” You do not want to simply create another dwelling unit – the basis would be available for that and the price accordingly lower if more than two dwelling units were allowed. You are planning to realize a separate building for your parents as an extension. This extension is also calculated and priced as an independent building since it – except for one wall – ultimately marks standalone residential property. By the way, a bungalow – and thus also a, quote: “type,” bungalow – is nearly the most expensive way to generate living space!

I therefore strongly advise you to seek competent advice that enables you to find the right building partner for you. WITHOUT having to sweep up the shards of a shattered existence at the end of the day.

Of course, I am not a professional and do not necessarily know everything. Nevertheless, I know exactly what I can afford or what the maximum amount should be that we want to take out as a loan. And if the house then goes over the budget, then it is simply too much. Then we will just build without an apartment, quite simply. Still, I don't want to give up after only two providers. And it is certainly not just about the price, otherwise I would have long ago asked a prefabricated house company with cardboard walls for an offer. But what has been offered so far is simply something we cannot afford, even if others believe the prices are good. And I am of the opinion that the price/performance ratio is rather poor in the offers. I am also aware that a bungalow is the most expensive way to create an apartment; we were also pointed out this by the developer. Still, you should take a closer look at my posts. I already wrote at the beginning that only two full floors are allowed on the plot, so we initially planned with a bungalow. And I only mentioned the construction electricity and construction water because someone here thought that the price already included all ancillary construction costs. That is simply not the case, I wanted to make that clear. That construction electricity and construction water are probably not included in the price with almost all providers is clear to me. I or we as a family certainly do not approach the matter blindly as you are currently portraying here. No provider will be chosen just because it is cheap but delivers poor performance. We will also not sign a contract that we have not had checked by a professional beforehand. Especially since, as I have already mentioned, we have many friends who work in construction. We also gather a lot of information here.

Why not simply have a different architecture (Stadtvilla) with a larger ground area and the granny flat on the upper floor? Then it will probably be cheaper...

Only the 230 sqm living area will still not be available for under 300 K€.

hmm I think it's basically the same thing, only that then the single-family house in the basement is simply bigger. It's kind of a city villa anyway. If only the single-family house were there, it would be a simple city villa. Only that the apartment is still next door. I prefer the apartment to be accessible without stairs, as it is also intended for old age. I've attached a picture. It's not our house, but it looks similar, just without all the windows, etc. Still, thanks for the tip!
