House construction/in-law apartment, implementation without household budget

The bank will have good reasons if your income alone is not sufficient. I suspect that they will also check such conditions in detail. From experience, a bank's calculation is usually quite tight anyway, so think carefully about whether you can afford the construction. A successful construction project requires much more than low interest rates!

To clarify, I am buying the house solely because of equity, my girlfriend / wife is also moving in and contributes to the repayment. Now the bank is not satisfied since she is not listed in the land register, that she is paying along. The bank wants a separate apartment or living level in the house and then it is OK. I can build it that way now and change it later, which, however, leads to additional costs. That's why I am asking myself whether I should have the two doors changed right after the loan is approved in the way I want anyway. That is the question, not whether I should reconsider building or not! Furthermore, my construction company says that changes during the construction phase are common. As mentioned, it is just two doors that have to be relocated ... please only answer if you know... or tips in that direction.

How is the actual planning of the house intended? Also with suitable bathrooms and kitchens? Building permit as a single-family house or as a single-family house with a granny flat?
It’s not just about the two doors, the house MUST be planned and built as a two-family house or single-family house + granny flat. For that, you will then need the rental agreement for the apartment.
Many banks also actually inspect the house – they have the right to do so.

Normally, however, it is enough for the bank that your girlfriend signs a lease agreement – without having her own apartment. You should talk to the bank first before planning dubious constructions.

Hello,

haven't you considered handling the whole thing through a GBR contract? My boyfriend and I also bought a house together, the financing is in both our names. But in the GBR contract we clearly defined who brought which equity so that in case of a separation it doesn't lead to any issues. This would certainly be the better solution for you rather than this fictitious granny flat. At the latest when it comes to taxes, you could get into trouble here....

not only with the taxes. As I understand it, the household calculation doesn't really work. If you cheat there, I can only warn against it! This is drifting toward financing fraud
