We will create a second residential unit directly, possibly also with a second entrance right away. We want to do everything cleanly and in compliance with the law. My son will then live in this granny flat, and it is accessible from the door upstairs from us. The option of building the granny flat in the basement was already discussed, but we did not find a reasonable solution to design it with one entrance. We are still open to ideas :)

Yes, we are creating a second granny flat. As I said, it just won’t be rented out immediately. We want to do that later when the little one is no longer little and becomes independent. But we meet the requirement, possibly we need to install a second entrance door instead of the window directly. What do you mean by € too late?

I would estimate house costs including additional costs and the essentials (kitchen/outdoor facilities etc.) at 500k+. Depending on the equipment.

Yes, 520,000 is realistic. with ALL In.......unfortunately...... the plot was already expensive enough....

Oh yes, it should be built monolithically. Brick with filling.

Have you ever considered an exterior staircase to the secondary apartment? Further ideas require additional input: site plan, elevations, surroundings, orientation, views...

...phew I first looked for the entrance, not a really good prerequisite. :)
