And did you used to be satisfied with a grade 4 at school? (4 = sufficient)

marv's criticism does not conflict with separating 2 later apartments (basement/ground floor)

You certainly can! And precisely because one wants to live in a house for several decades, one should not save in the wrong place at the beginning.

At least I do not want to have a house with two six-meter long and one meter narrow corridors. That then has nothing to do with designing.

Sorry, but one has to be straightforward...

I'll try again...

No, I actually meant: I even prefer a terrace on the west side rather than the south.

I have since realized that the design is rubbish. Sometimes you don’t even see your biggest blunders yourself anymore. Many thanks

Perhaps a basic question, which was already briefly touched upon: Would you rather have the living level upstairs or downstairs?

Downstairs the west side would be without windows/doors because it’s underground. In return, the terrace would be on the south and no stairs from the northern entrance would be necessary. Although we are somewhat afraid that downstairs one might feel like being in a "hole," since besides the underground west side the terrace would also be below the street/courtyard turning area...

Best regards

Hello everyone,

attached is a heavily revised draft with views. I will soon consult an architect, since we would like to orient the ridge direction differently than specified in the development plan, but I would still be interested in your opinion on this.

The living area is still upstairs with a terrace facing west. I think this is the best solution, as the building line is only 5 meters from the turning circle and due to the slope you would otherwise be very much "in a hole" here.

I am still unsure whether the utility room is large enough (the technical equipment should preferably go into the garage and partially into the storage room upstairs). Also the lighting in the hallway, there is definitely still a window missing I think.

Best regards and thanks in advance for your opinions!

So, I find this draft quite good at first quick glance!

Hi,

first of all. We also had a sloping plot and implemented it similarly to how you are planning.
That means the bedrooms are on the ground floor and the living rooms upstairs. It’s not the classic variant. But the bedrooms are usually cooler and the living area has direct access outside.
The neighbors to the right and left have dug in. For us, however, that is inconvenient because we now have to make our upper part of the plot safe from falling with a fence (small children). On the other hand, we don’t sit in a bunker and still have a nice plot.
Our terrace faces east. So we have full sun in the morning and at lunchtime, and in the afternoon, when it gets hot, the shade comes around. The neighbors behind us envy us a bit because they currently sit in the blazing heat with their west terrace.
I in turn envy these neighbors because in autumn they have the nice (no longer so hot) evening sun on their terrace. Well - you can’t have it all.

You can search through my nearly 800 posts - I posted my design more than 1 year ago.

About your design:
Consider to what extent the south terrace would still make sense (does it even exist - not visible from the draft).
I have some understanding problems with your draft. You write that you want to build a terrace in the west and draw a terrace on the garage in the north? I don’t understand - what is that supposed to be good for?
Do you want to make the entire access to the house through the garage (or am I blind)? You don’t want to use the garage for parking cars (you wrote). So you park outside, open the garage door, go into the garage, close the door and open the front door. It won’t take long until the garage stays open.
Alternatively, you climb a staircase and enter via the north terrace.
The relatively small bathrooms as well as the somewhat small utility room have already been mentioned. At least plan one bathroom larger - after all, you want to live there for decades.

Thank you very much for your opinion,

I actually found your post relatively quickly.
You really have a very similar situation. Nice to hear that the division of sleeping downstairs / living upstairs has proven successful. It is somewhat unusual, and there are only a few reports of experience. However, I have found quite a few among our Austrian friends who are also very satisfied with such a layout.

Since it is only 5m to the street and there is still a slope + possibly planting/privacy screen, we tend to not create a terrace here. I think it is no longer worth it. Maybe just a narrow paved path.

The main entrance is actually upstairs above the garage. Hence the railing there. This automatically creates a kind of terrace on the garage. Maybe not bad as an alternative option in case it gets too hot in the west (including a view into the forest in the north).

We (or rather my wife) are reluctant to have the main entrance downstairs (basically in the “private” area), hence this solution. Maybe the garage will be big enough for car + motorcycles/bikes anyway (depends on the costs).

The side entrance downstairs + passage garage->utility room takes up too much space, I think it’s not worth it.

We will probably have to try to arrange the bathroom. It has become somewhat larger, currently about 9 sqm.

Regards,
lrep
