Does anyone perhaps have any criticism (also positive) of the last draft? Especially regarding the kitchen and dining/living room area? I would be very happy. Thank you very much in advance for all the previous responses!

It would help if you could provide us with a few measurements, e.g., how long the wall between the couch and the TV wall is. Or how long the wall is where the kitchen is supposed to be?

What does "within our budget" mean? Developing a hillside location properly is mostly quite an expensive matter.


That is - as always, probably - a matter of opinion. If an architect credibly explains to you that the property or its development will push you to the financial limit, then the money is well invested! A consultation with the architect will also not cost you "a few thousand euros."

The budget is 300,000€ (+50,000€ buffer). After deducting the land (28,000€) and additional building costs, about 235,000€ remain for the house. We hope that with our own work this will suffice for 130-140sqm of living space + garage (the latter can be omitted if necessary). The slope has about a 10% incline, so we hope that the additional costs will be limited by fully using the basement as living space (bedroom/laundry room/bathroom). We'll see what the architect thinks...

On Thursday we had a site visit with an architect at the property.

He also found the location and lighting very good since the forest is to the north. Access through the narrow dead-end road to the east is also favorable. In terms of budget, based on his experience, we should expect about €310 per m3 of built volume. A basement would be necessary/sensible due to the slope.

He initially assumed a 1.5-story building + (residential) basement (e.g. with separate floors for parents/children) but considered this rather unrealistic within our budget (I agree). He also considered our proposal (essentially a bungalow with a residential basement, bedrooms below, floor plan etc. I did not show him) possible, but as I got the impression, he was not so enthusiastic about it and would have preferred to get us to agree to a higher budget.

He also mentioned a split-level construction method, which, however, does not appeal to us. Regarding exemption from the ridge orientation, he was quite confident and recommended speaking in advance with the person responsible at the building authority.

We are unsure whether he is the right partner, as I had the impression that building with our budget does not quite suit him. We will now first carry out the property purchase and simultaneously contact other architects/providers.

Maybe you could take another look at our draft (please excuse the missing staircase on the ground floor, I just noticed, of course the position is as in the basement or the older plans)?
