with all the example calculations, you shouldn’t forget the ancillary construction costs. That should be around €35-40k.

then that’s already about €70-80k gone.
Regarding your room layout:
- A library with 25 sqm seems very, very large to me.
- Living room and dining room together with 60 sqm? Very generous!
- I would also reduce the guest and children’s rooms a bit. The office depends on what it’s used for. With a 25 sqm library, I would integrate it there.
Regarding the procedure (we’ve just been through this south of the Elbe-Haus):
- Think carefully about what requirements you have for the plot (size seems fixed, requirements for transport connections too, whether 10 km closer to Hamburg or 10 km further away doesn’t seem that important). Prioritize these requirements!
- Based on these requirements: look around where these requirements can be met. Example: The closer you get to Hamburg, the smaller the plots generally become.
- You can cover a very large part of the plot with your equity, which is a good prerequisite for the next steps.
- At the same time, finalize your ideas for your house, hold talks with architects or construction companies. Make initial plans (which may be “generally acceptable”) and have a first rough offer (including buffer).
- From this planning, further restrictions on the plot may result, which can then flow back into the plot search above.
- Talk to banks about your conditions (a concrete commitment will only come with a concrete plot...)
- When “your” plot comes along: reserve it, prepare documents for the bank and then quickly commit.
- After that, you can “fine-tune” the house, complete the planning (of course keeping the defined financial framework in mind...)
PS: Many people in and around Hamburg are happy if they can ever find a plot at all that meets a small part of their requirements.
