I want to put into practice what Yvonne said once and for all. Electrical, 40 sockets were included in our price. That was 20 too few for our not very high demands. But one only cost 19,- euros. Tiles were a bit tight, but only a little. Fhz was standard for us. There were no network sockets included in the standard. We didn’t take any either but work with Devolos. That works well. All painting work is not included in the base price, nor any other floors than the tiles. That adds another 12-15 thousand extra. Depending on the level of own work. If you do everything yourself like we did, it obviously gets cheaper, then only material. You’re around 3-4. Outside, definitely budget 15. It needs splash protection, terrace access path, driveway, lawn sowing. Lawn sowing can also be done yourself, if you know how and can get a tiller cheaply. For rent. And a roller too. Make sure it’s not a very hilly plot, that easily saves a five-figure sum for earthworks. Remember that you have to buy a [EBK], and also some bathroom furniture. In Lübeck there is Ikea, you will hardly find it cheaper in total, but it will probably be 5 anyway. Standard misses all lights, two thousand on top. Maybe also a garden shed? For storing garden stuff? Biohort Europa 800,- plus foundation. That costs 100 material or 500,- with labor. That’s it for now.

Thank you again. I will try to answer everything in one post:

The plots of land we saw online are in Warin. 12-13 minutes to the A14/A20, 25 minutes to HWI, 35 minutes to Schwerin. They are supposed to cost 35€/sqm. So we would get a cheap plot of land. The catch: Town & Country sells these and it is contractually regulated that you have to build with them. Scanhaus Marlow Marlow would therefore be out. The question is, of course, is Scanhaus Marlow Marlow so much cheaper that it is worth buying a more expensive plot to build with them?

Klütz is actually too far for us. We would prefer a location between SN, HWI, and HRO (possibly HL) because of future career opportunities. Also, Klütz is already almost more expensive than HWI due to its proximity to SH.

We can manage a few things ourselves, such as the lawn. However, we are really not handy; of course, over time we would also do some repairs ourselves, but right at the start, we would prefer everything to be done "properly," that is, by a professional. We come from TH/BB, moved here from Berlin the year before last, and we don’t have many acquaintances in the region whom we could quickly mobilize for such things.

I have now counted all the sockets in our apartment (68sqm, 3 rooms/kitchen/bathroom/utility room). I count 37, of which we use at least 7-8 not at all. I think we will manage with 40. ;)

I have to admit, I didn’t know the difference between prefab and solid houses. But after everything I have read about the two construction methods, I think that Town & Country rather builds prefabricated houses. By the way, we live in a new development area where Town & Country marketed the plots and the houses actually appear suddenly within what feels like 3-4 days.

I have now gone through everything again in my head and somehow I feel like I’m forgetting something: plot, the house itself, painting, flooring and underfloor heating, fitted kitchen, lights, lawn/garden, shed for garden furniture, concreting the terrace and driveway, carport, and then the ancillary costs (notary, land register, property tax; real estate agent commission does not apply). Are there any other costs that I am not thinking of right now?

By bathroom furniture, you mean shelves and cabinets, right? Shower/toilet/bathtub/sink including faucet will probably be included, won't they?

Yes, the sanitary fixtures are included. Depending on the company, sometimes Villeroy & Boch, or Ideal Standard, or you select, or ....

You forget the ancillary construction costs. These are, for example, earthworks, surveying, permits, connection fees, etc. They are included on top, amounting to about 30,000 on flat, dry terrain and are not visible. Also property acquisition tax, but you mean property tax?!

I can't find the offer from Town & Country. Town & Country is a solid builder. Solid construction goes quickly today, you don't have to concrete terraces.
At 31, you don't have to commit yet, especially not if you're mobile: anyone who could make a career or still see themselves elsewhere shouldn't buy PROPERTY. Imagine you commit to a house and in 2 years an offer in SH becomes an option...

What I advise you: save some money! Those who dream also have to do something for it. We are not all craftsmen here, but we try to keep costs low through self-involvement. With YouTube and one right hand you can also lay floors and build a carport if money is tight.
With 3600€ net without children you can save too. Where does the money go then?

I don't see you with a property – financially and otherwise not.
