Hello,

I have worked on our floor plan again and would like to hear your opinion.

What do you notice, what disadvantages does this rough floor plan idea have.

It consists of two full floors, the arrangement of the rooms is important to us (access from the garage to the pantry and the dressing room separated from the bedroom)

EG:

- What is the room with 7.74m² supposed to be? A guest room? I find that much too small for any kind of room (except a storage room).
- Distance from the couch to the TV at ~5.20m is quite far.
- Only a table about 1.80m long fits there, because otherwise either the access to the room or the exit to the terrace is blocked.
- Garage at ~8.20x7.20 is a small palace, is a workshop supposed to be in there, or why/for what does it have to be so big?

Sorry, but that just won't work.

- Bedroom with 10m² could be possible, but not like this:
Even if you manage with 70cm beside the bed (at the bottom of the plan), I would consider if you really want it that way in a new building.
Then it gets worse, because you have drawn a bed width of about 1.60m. Don’t you have/want a bigger bed?
- The dressing room is not usable as such, but also not really as a closet room. Due to the doors and windows, you can fit 2x 1.5m wardrobes in. With luck, 2x2m.
- The bathroom, however, is again a little palace. I like it, but it comes at the expense of the dressing room.
- Do you really need such a large office?
- The children's rooms are not the same size, although it would be easily possible.

In summary, I am rather of the opinion that you should start over.
The EG is somewhat okay, but in the OG, with the room layout, it's a pure waste of space... somehow I also don't really like the type/position of the stairs.

Don’t take it personally, but it wouldn’t be my thing.

hello, so you made the plan yourself? how did you come up with that? do you already have a developer, gü, gu or architect? since the plan already looks quite developed, I wonder why you didn't fill out the checklist? it really helps us a lot. can be found here: also, if a plot of land is available (and only then does it make sense to assess your floor plan) we need a site plan. that is also in the linked post above, which as the title says should be read BEFOREHAND

Thank you for the feedback. The intention behind the tiny guest room is that it is hardly used and when it is, only for sleeping, so why invest space in it.

The comment about the living room is understandable, one should rather try to widen the room.

The garage can also be used as a workshop.

Yes, the 1.60 m bed was a mistake on my part; with 1.80 m everything is already very tight. Maybe it makes sense to use a double quarter-turn staircase here. But that can appear bulky on the ground floor.

One could expand the dressing room at the expense of the bathroom, but whether it brings much benefit is questionable. I have uploaded another layout, but I am of the opinion that the lower area is not suitable as a children's room.

A large office is desired.

In my opinion, children's rooms cannot be the same size because the windows should already be at the same height.

What is the purpose of this new upper floor plan now? Children's room facing north?

Unfortunately, this won't work. It is also helpful to continue threads once started and not open a new thread every time something is redrawn and have it incomplete each time again.

and also the bathroom discussion from the first upper floor plan.

In general, do not always build over the stairs in the upper floor like this. You then need finished room heights of at least 270 cm = floor heights of around 300 to 310 cm.

Dimensions would always be good as well as information on the planned window sill heights .. possibly just elevations.
