What do you particularly like? Why?: We love the openness of the house. The
What do you not like? Why?: We like the design very much but are unsure if there could be problems with the technology in the attic. Additionally, access to the attic is via a door in the gable, which might look a bit odd. The architect came up with a shelf/ladder construction here. Possibly there are too few storage options for things not used regularly like Christmas decorations etc.
Price estimate according to architect/planner: 330,000€ incl. exterior facilities and kitchen
Personal price limit for the house, incl. equipment: 350,000€
Preferred heating technology: gas or heat pump, depending on whether it develops into a KFW 55 house due to the noise protection class. We still need to get advice on this.

If you have to give up on which details/extensions
- You can do without: dressing room
- You cannot do without: general openness of the house.

Why did the design turn out the way it did? For example
Which wishes were implemented by the architect?: Bedroom facing east, living room facing west, evening sun in the kitchen.
What do you think makes it particularly good or bad?: Good: It is not a standard house that you have already seen 100 times in developer catalogs. Bad: Relatively much wasted space due to the openness.

What is the most important/fundamental question about the floor plan summarized in 130 characters?
What would you do differently or improve? Have we overlooked something that could cause problems later?

1. Budget without much own contribution, this will not work

2. a lot of money is wasted without benefit due to openness

3. Floor plan must definitely be furnished with real furniture to scale

Without measurements, it is difficult to say anything

Living room where will the TV go? Games, DVDs, books?

The table is actually not that generous

Guest room where should a bed go

Huh? Where is the washing machine now? In the office? And how should one imagine the attic? How do you get up there? Why don't you use the stairs all the way up? Can you get a site plan too? Is there a garage now or not? If yes, where?

What is obviously bad at first glance: WC on the ground floor without a window in a new building is weak. Bathroom upstairs is a mess - the separation makes it tiny and annoyingly cramped. Bathroom access from the bedroom is exaggerated - even at 90, you manage the 3 steps to the hallway. Dressing room door must open to the right.

2x air space with 2 kids - they are always awake as soon as you move.

I don't like it at all, unfortunately. Just a few points, some of which have already been mentioned. Living room on the entrance side with floor-to-ceiling window and the sofa in front of it? Office the same? TV on the wall only possible with a swivel bracket. Do you really want that?

The floor plan doesn't seem open to me. Everything is somehow convoluted and pointless. Interior toilet with shower, bed in the guest room in the niche, the built-in wardrobe again offers little space. The kitchen would have far too little counter and storage space for me. Office without the possibility to place a filing cabinet, but with a laundry nook and laundry chute included. The bathroom upstairs has 3 doors – why? The dressing room is very small. I see zero space for a coat rack on the ground floor and also for other cabinets, dressers, etc.

It has to be done better than this. If you like it that way, okay, but it would absolutely not be for me.

Edit: about openness, one more question. Do you really want to be open on all sides? Do you have no neighbors, that is, on any side? You can see through from the entrance side all the way to the dining room now. Retreat spaces can sometimes be nice and necessary without having to lower all the blinds.

The staircase is so central that everything around it becomes too small.

Can you please provide plans with measurements?

The house is too small for the floor plan. It looks like a shrunken 250 sqm villa. The staircase takes up a lot of space and feels cramped as pointed out.

Think about how much the design is worth to you.

Two terraces mean 2x furniture 2x too little space for a large group.

Guest I found the bed. Entrance where is the space for coat rack, shoe cabinet, bags etc.?

Washing machine really in the study in a niche? Where to put dirty laundry, hand washing, drying rack, basket with laundry to be ironed

Kitchen has very little storage space and too little countertop and windows for me. I already wrote something about the living room.

Bathroom without window.

Upper floor Why doesn’t the staircase go to the attic?

Gallery makes the house very noisy, needs space.

Children’s rooms get loft bed/open rooms up to the roof truss did I read that correctly? We had also considered that. Should cost about 5,000 euros per room.

Dressing room almost no space for furniture Bathroom blocked and tiny.

There are 120 sqm houses that offer less design but better laid-out rooms that are not smaller.
