Single-family house approx. 155 sqm + separate living unit 40 sqm. First draft. Any suggestions for improvement?

What would you want to do yourself? With the house size + finished basement + upscale equipment preferences, the cost will certainly exceed 500k euros... unless you are a construction contractor yourself. We are currently building a house of that size with similar equipment, so I know what I'm talking about. Don't get me wrong, I would wish for you to realize such a project within the cost framework you mentioned, but have you ever obtained realistic offers from construction companies? Please do not rely solely on the architect's estimate.

We have discussed this topic here many times. Building a granny flat to generate income is, at least under today’s conditions, nonsense. The costs are so enormous that it’s not worth it. That’s also the crux of why rents are rising so much. Building apartments has simply become very expensive – apart from the speculators.
Investment, depreciation, taxes, hassle, and on top of that strangers in the house – all for nothing. If grandma or the daughter is not going to live there within the next 3 years, it’s best to scratch this nonsense from the plan completely.

But that is neither an expansion nor would it have been advice from me, but rather an approval. Considering "hic Rhodos statt wenn das Wörtchen wenn nicht wär," I see an absolutely sufficiently successful design, such that even I have no urgent need to complain. Students are not vandals; with a bit of careful selection, a granny flat can definitely be an enrichment for a house. Until the plumbers arrive, the bathroom can still be put under pressure here; everything else has sufficiently surpassed the Pareto benchmark.

Without garden connection it is more than doubtful, but the thing will only become buildable when the OP gives this point as the best: Personal price limit for the house, incl. equipment: ?

Yes, that's better, I realized that quickly just now. But I would always be in favor of a door between the dressing room and the bedroom so that the person still sleeping can have peace if someone is rummaging around in the dressing room (of course only necessary if you have different wake-up times).

I find the floor plan itself quite coherent, but I also noticed this huge dining area that just seems like "empty" space (between the kitchen and the dining table). If I interpreted the north arrow correctly, the bedroom at the top faces almost south, one child's room faces north(west), as does the living area. Normally, the orientation would be discussed here.

Just think about it: with a project costing €700k, is it worth having €400 rental income from a separate apartment as "support" for the financing? Frankly speaking, I wouldn't do it. I can only emphasize the point about garden access. I once lived in a two-family house, in the upper apartment. Especially when the children were still small and communication was limited, there were so many conflicts... In the garden, I have to add, there was a pond, so you could never leave the children unattended. So you were "downstairs," the older one was thirsty, forgot to bring something. So back upstairs with the little one in your arms, who screamed because she wanted to be outside... for no reason at all, back up the slope to the house, up the stairs, kitchen, drink, return. A lot of noise (literally!!) about nothing!

So, I would shrink the house a bit (by the empty square meters), I would scrap the separate apartment and live in the garden myself. See if you can get the bedroom facing more north, and the children in the south.
