Single-family house approx. 155 sqm + separate living unit 40 sqm. First draft. Any suggestions for improvement?

Which cost category did you apply here for ancillary construction costs? Costs for turnkey? Costs with a lot of own work (including electrical, sanitary, flooring since acquaintances from the specialized fields will come and help) without costs for the outdoor facilities and interior fittings.

No, when you come in from the main entrance on the ground floor, after about 1.5 meters there is another door that clearly serves as the gate to your domain. In front of that is the neutral zone, inside is mine. And in the basement hallway after the door: yours.

However, please make sure the staircase to the upper floor is also closed off towards the ground floor hallway!

If necessary, I would also consider installing a separate door from the cellar room to the utility room, because then the basement hallway would no longer be needed by you and could possibly be suitable for the tenant (as a storage room with built-in cupboards).

Could it be that you missed the entrance to the granny flat?
Therefore, this would not be necessary - if I understand you correctly.

That would indeed be an advantage if you want to extend the granny flat,
however, we want to have access to the garage from the main living area without leaving the house, especially in bad weather. The size of the granny flat of about 37-40 sqm is sufficient.

Is the entrance meant seriously? I had thought of it more as a patio door, as a side entrance or for smokers.

How is it supposed to work, key in the lock, open the door and then take a step forward and jump onto the sofa? What about the wet clothes, the dirty shoes – everything dripping onto and dirtying the parquet or carpet floor? I take off my jacket in the kitchen.

And then: the jacket ends up on the kitchen counter and the shoes smell in the kitchen?

Admit it, something like that isn’t practical. Somehow it might work for students and stuff, but: it could be done differently! There is already a mini hall with a wardrobe (the AR), so it should be used as such and from there the granny flat should be accessed.
