What do you mean? The house is practically square. Or the garage on the other side?



The bay is quite important. What would you do better/differently here?
The staircase measures 176 cm x 313.5 cm.
The floor height (raw dimension) is 256 cm.

Unfortunately, I do not have the original floor plans, it was a straight staircase but positioned the same way. Only one bathroom was planned and that without direct access from the bedroom.

The bay window was supposed to be there. What is wrong with that?

It is the 4667... The building window is 16x16 m. The square shape has resulted from the floor plan so far. Theoretically, it could also be longer, but then it would of course be more expensive, that was the consideration. Also, the ridge would probably have to be rotated by 90°, which would mean no south orientation anymore for photovoltaics etc.

No, the ceiling height was not meant. And if you build in the ground floor with a standard ceiling height and two permitted full stories with an eighty-centimeter knee wall, I would consider a different roof shape or an exemption from the roof pitch here: with an almost flat plot and a ridge height of 750, I suspect the 32 to 42° roof pitch of the SD to be the cause. On the other hand, 10 to 22° for PD offer good chances for an exemption.

Hello,

the wish for the gable roof came from us, only shed and tent roofs are possible and we don’t like them. Due to the maximum ridge height and the minimum roof pitch of 32°, the knee wall results.

What exactly could/should be adapted to contemporary taste? Do you have some hints for me? The development plan is somewhat restrictive.
Where would you start with the reengineering? Floor plan inside? Outside? everything?

What was meant then? For example, our offer states "ground floor height". The ceiling thickness is 18 cm. Good hint about the exemption, thanks!

I don't think the shape of the bay window is successful here. You can see for yourself: too much wasted space SW, but a bay window for the dining table. How long is the building window now? I wouldn't cram a square house onto a narrow plot but rather plan a more elongated one. That way, you have a bit more openness regarding the terrace and it's not as cramped as a row house.
