Yes, that is often fatal. Exterior appearance cannot be done so easily anymore without a new building application or a change to the building application. But interior, very much so :)

The living room corner with a passage to the study might be difficult to furnish. I also don't think giving the child a [Nord-Ost] room is particularly nice...

Hello everyone,

thank you very, very much for the many responses with the great suggestions. Unfortunately, due to the advanced planning status, we are of course no longer so flexible, but we have definitely received a few food for thought.

Stairs / Entrance area: We had not even considered the concept of the landing stairs for our house yet. With that, we could indeed bypass the "dirt area" in front of the front door and perhaps even realize a wider door in the utility room (but: see point below). Then we might replace the window, which is currently planned directly next to the door, with a higher one above the landing. That could free up some space next to the door again.

Landing stairs: We just tried to visualize this. If we implemented it correctly, the space between the stairs and the living room will be very tight. (80 cm between step and wall to the living room) The landing at the top also needs the width of a normal step, doesn’t it?

Guest room / Wardrobe: The corner in the office would probably just fit a desk (~1.50 m wide). But of course, whether that is a nice workplace is another question. As a wardrobe, we would have about 2 sqm there. Would you install a door there? We fear a loss of usable space compared to the front door, where we currently planned a cabinet.

Utility room: The layout of the utility room has long been a thorn in our side (best regards to Kersting J). Unfortunately, we can’t think of a particularly good variant where you can do without doors without the route from the front door / upper floor to the kitchen always leading through the living room. We once considered a second outside door in the utility room, but we’ve always been a bit hesitant about two doors next to each other. And the idea of doing without the access from the hallway.

Door to the utility room: When visualizing the landing stairs, we found that this could definitely be replaced by a wider door.

Bedroom: The version with the central windows and the dressing room also looks good.

Hm well unfortunately a bit late to change anything here ....

For me there are 3 sticking points that bother me.

1. The sofa is placed awkwardly, why even have the big door to the guest room? Can't you just have a normal one and then put the sofa against the wall?

2. Why no walk-in closet, this would be really fitting here so that the room doesn't overwhelm you so much with its size?

3. The upper floor hallway is a few cm wider than a door, I find that way too narrow ... the house can't be wider, but then I also don't see an extra kids' bathroom.

Do you really want standard 1.98 cm doors? Nowadays 2.11 is more the new standard.

If any change appeals to you, one should quickly apply for a change permit for other windows. This should not be a problem and is faster than the normal application. I would also equip the upper floor with a dressing room, as initially drew. I would swap the rooms downstairs: the utility room remains. That corner becomes a wardrobe with a door. Office and kitchen are swapped. Living room and dining room are swapped. This way, the private area is placed at the end and the dining area is used as a passage room.
