Single-family house 1,000,000 affordability - monthly installment?

I find that at our still rather young age (clearly it goes downhill after 30) this is already quite a tough decision. The basics to even be able / allowed to make such decisions have only existed for a few years. I have always done well with my cautious approach so far and have been able to avoid one or two mistakes through collective intelligence. A general question: Should I move the construction cost calculation to another forum or are there enough critical readers here as well? Many thanks

I think I am critical of the thread. You just have to interpret my criticism correctly and not take offense right away – at least, that’s how it seems. With a financing amount of €1,000,000 and an addition of 0.7%, you end up with a monthly burden of about €3,500 for approximately the next 25 years. With a financing amount of €1,000,000 - €650,000 (equity), €350,000 would remain to be financed. With the same burden, that should easily be possible in 10 years and the place would be paid off. Afterwards, the amount of the burden can be used again to accumulate equity. Financing €1,000,000 is therefore possible in both cases. The question now would be, taking intermediate scenarios into account, with which option one can sleep better?

Why? You are exchanging liquidity for assets. There is nothing hefty about that. One million in debt and one million house. Has anything ACTUALLY changed? No. And the installment essentially consists of repayment = savings and interest = cold rent. Whereas the cold rent is negligible compared to a genuinely rented house. There is nothing rational here, only emotional.

The item €3,000 for outdoor facilities is a joke. That doesn't even cover the materials. Without knowing the size and conditions of the property, you usually need paving for parking space / garage driveway, access path to the entrance, drainage membrane, spray protection gravel, space for trash bins, garden modeling, lawn, bushes / planting, terrace, fence or hedge. Without an irrigation system, lawn mower (robot), and garden furniture, I would plan at least €50,000...
