And that is what I often don’t understand, the intermediate step is completely missing, in everyone. What about the good old condominium? You have a gut feeling but don’t want any protection in the form of a condominium. It doesn’t lose value, and if it does, usually it’s the single-family house that is to be bought/built.
But that is us today, now and always available.

But you can manage with an income in the five-figure range - monthly, not yearly - right? ;)

Just do it. The bank has also certified you a low risk due to the favorable characters.

To explain the current situation, perhaps one more point: the income has grown to this level over the past few years. I also started smaller back then. The equity was generated through the sale of a business interest, which could never have been reached with the (quite good) income. However, I see the equity more as a generational project and want to treat it as such.

I am aware that Munich is not the cheapest area. I notice that myself. However, I was brought up under somewhat different circumstances. That does not mean poor, but always frugal. And I do not want to completely throw overboard this path that I find appealing.

Regarding the matter of the condominium, one more remark. We have a condominium that my wife was gifted by her parents. But I also see that as tied assets and thus as a piggy bank. Especially since we currently see no way to meaningfully refinance any potential sales proceeds elsewhere.

Would there be interest if I post a preliminary cost calculation here? Or should I rather do that in the specific subforum? Many thanks for the comments and the really nice tone in an online forum. I know it differently...

You belong to 0.000001% of the German population with this equity and income. Actually, you could also invest in the double-digit million range without any problems :). So, the one million is absolutely ridiculous.
