My last update was a long time ago.... on June 30th we moved in, our old house is sold.
First picture shows the view of the second building plot which has been leveled.
Second picture shows the construction of the terrace for our granny flat (apartment for our daughter).
Third picture shows the sub-distribution for the granny flat.
Fourth picture shows the guest WC of the bungalow.
Fifth picture is our stairwell.
Sixth picture is my new office.
Seventh picture is our entrance with built-in closets. The openings of the ventilation system at the back have to be accessible for maintenance. That’s why we hang decorations over them ;-)
Eighth picture: Our all-purpose room. The lamps above the kitchen island are already installed. The rest is still missing. On the edges you can see a shadow gap which is for LED strips. It runs all around the whole room.
Ninth picture is my rain shower.
Tenth picture is our new bathtub.
I don’t have more pictures at the moment, but since we want to be completely finished in the next 1-2 weeks and then focus on furnishing, more will come soon.
Overall, we had no significant problems anymore, no delays either (knock on wood), only the second grandma, my plasterer, passed away during my construction phase, which caused a one day delay.
We decided on a 1mm fine plaster. However, the white was less beautiful and not as full as we had the ceiling plastered and painted. So we simply repainted all walls again. That was an unplanned extra effort of 2 days. Our plasterers did not have known material and had to switch to a new supplier (delivery problems like everywhere nowadays).
When moving in, the interior doors probably won’t be there, I simply messed up ordering them in time.
Our sauna now has not 6 weeks but 14 months delivery time, at least it didn’t get significantly more expensive.... so we have a somewhat sparse corner in the large bathroom for a longer time. Well, that’s how it is.
Otherwise, I tried to draw a balance:
If I subtract the value of both building plots, I roughly(!) come to 400...425k euros building costs, which means about 1850...1950€/sqm living space without basement.
Granny flat 66 sqm
Bungalow 151 sqm
Basement: 55 sqm
I still have to subtract the BAFA subsidy (10k) and the KfW subsidy (32k).
All in all, quite a lot of money - also a bit more than I expected in the end. But our architect made a pretty precise landing, although we have implemented many trades with higher quality (windows, parapets, roof covering, KNX, cisterns, etc.) than she calculated, so it probably fits and is well below the estimates here in the forum.
Work on the outdoor facilities will continue seamlessly once we have moved in, but the frequency will go down ;-).
