Semi-detached house, upscale fittings: Are the additional costs correct?

So I don’t know, I have been here for just under two years now and was able to take many good ideas from the forum. Sometimes, however, I was also brought back down to earth and am now grateful for that. The fact that you only read threads where the creator is told that it (what exactly?) is dubious is something I absolutely cannot understand...

Hello, is this so far the only offer you have obtained? If yes, you can compare the offers in detail and see where improvements can still be made. Otherwise, I would recommend you get a few more offers and then compare them with each other. Simple example tiles: we had different prices per square meter in different offers. It ranged from 20 to 35 euros. Then it always depends on where tiles are laid. Sometimes the kitchen is included, sometimes not. Then you might want tiles that are larger than 30/30. And suddenly, you are at a sum of several thousand euros that you have to throw after a supposedly cheap offer. In your case, the tiles are priced at 18 euros... Ours cost almost that in the garage.

I haven’t read the construction service description in detail, but from my perspective, there is little (if anything) "upscale" – it’s quite basic equipment, especially since besides the material, the service is quite limited. The example with the tiles is quite nice. For 18,- EUR you only get basic models at the wholesaler as well. If you can live with that, fine. Otherwise ... not so cheap anymore.

In our contract, tiles up to 40,- EUR/m² were included. That covered us for bathrooms, kitchen, and hallway (taking into account lower tile height, omission of tile backsplashes, etc. ... speaking of tile backsplashes! Ah, whatever ...). But the living room was significantly more expensive ...

The sockets/switches are also quite minimal. I didn’t read about a single two-way switch. Meaning: You have *one* switch for the hallway on the ground floor and one upstairs. Practically, we had a total of four (for downstairs lighting and upstairs lighting). No telephone let alone network, ... I’d say you can easily add another 20,000,- EUR for your special requests and still be far from "upscale." Believe it, or just blindly run into your biggest adventure – although building a house itself is already a big adventure.

Hi, we have only had one other offer so far, but in that case, the house was already priced at 359k from the start. With this one, everything extra we wanted is included, including additional construction costs. The problem is that in our area, there really isn't a large supply in this price range =(

And I also find the 18€/sqm for tiles quite low. Yesterday we were in a furniture store (somewhat more expensive) and there the tiles started at 55€/sqm. In the other offer we had, tiles of at least 30€/sqm were included.

First of all, it says granite tiles... and those for €18?? Very strange. But what also doesn’t work is that in the bathroom one side is tiled up to 1.25m high and on the other side up to 2m... what is that supposed to look like?

4 two-way switches? Does that mean you have a switch on each room’s outside to turn on the hallway light?

As for the network, I actually only need a telephone connection, the rest is done via WLAN

Basement as a waterproof shell for under 29 TEU net? Rather very cheap. I've never seen it like this before..
