Semi-detached house first draft, what do you think?

Exactly that is what at least and myself are mainly trying to make you understand: how are you supposed to comment on a house of which you only know the ground floor. The basement and upper floor are missing (knowing us). But there is no hurry, I am now signing off from the mattress listening service.

So on the upper floor the children's bathroom is omitted. And the parents' bathroom becomes a shared one.

I don't find the ground floor layout [EG-Grundriss] that bad at all. It's something different, not so run-of-the-mill. I like that there is really a lot of space for closets. What bothers me is the second entrance door in the living room [WZ], it feels uncomfortable.

With two children, I would seriously reconsider such floor plans. On paper, it looks OK, but in practice, in family life, it is quite annoying. Personally, I would not want this floor plan for family life, but as a childless couple, it mostly looks good to me.

EG
- Couch/lounge area completely open to everyone.. everyone walks past it, the children with their later partners, with friends, on the way to the kitchen, .. as a relaxation area it would be a no-go for me.
- I would also prefer to position the kitchen by the terrace, because I find that incredibly practical
--> There is a reason why centrally positioned straight stairs are rarely planned

- Remove the guest room, because otherwise the children's rooms are really small; 13 sqm (13 sqm without sloped ceilings is really tiny...); Here again the typical comparison... you as parents have ~19 sqm for a room where you only sleep, the children 13 sqm for a room in which they spend (will spend) an incredible amount of time
- If there is no children's bathroom (and I also prefer a version without a children's bathroom), I would always want a second shower on the ground floor. Otherwise, there will be a possible logistics problem as soon as the children are older.
- Dressing room: I am not a fan of enclosed dressing rooms, because when you turn on the light there, everyone wakes up. A much better option is a dressing room in front of the bedroom

I think the draft is quite good.
OG:
I would also have the dressing room accessible from the hallway. I would also prefer a shared bathroom. Cancel the guest room for 2 nice children's rooms.
EG:
The ground floor is boldly open. With 2 children, that is questionable. There will be no chill-out corner for peace and contemplation like this. Also, the access to the technical room is a small curiosity.

Maybe one should rather consider swapping the kitchen and living room locations. That way, the chill-out corner could be calmed, and the kitchen would be connected to the utility room and the terrace.

It would also be conceivable to only remove the stairs from the living room. However, this would somewhat reduce the spaciousness:



It is a pity that the edge development of the ground floor practically makes it a mid-terrace house. But since the neighbor has also cluttered up with outbuildings, the 3m distance would do little. Apart from that, without a basement you definitely need space for stuff. I'm just surprised that it is allowed.
