So far, everything is "done" with the pronounced separation. At home, it is of course currently more than exhausting and my (still) wife is suffering a lot because she is emotionally absolutely unstable. She has not even communicated it to her parents so far out of fear of their reaction. But now, we or rather she must get through it.

Legally, I am not at risk after legal advice, since we "only" need a solution for the joint property.

I expected an acquaintance over the weekend and we are currently checking whether the option exists for me to take over the house and make my wife a fair offer:

My income from December: €5150 net (contractually assured and calculated in section 1/4.)

Reduce current loan installments to 1% repayment: €1250
Take out an additional €145,000 with 1.5% repayment: €604 rate
Equity to be contributed: €35,000 available + if necessary the property I will inherit (land charge entry possible)

Payouts to parents-in-law: €100,000 interest-free loan
Payout to my wife: €80,000 + shared furniture and a "face-saving" departure/settlement. Additionally, the location is not her hometown but mine and she is not really rooted here. Furthermore, she gets more than she contributed as equity.

Property value: €600,000

Thus, in the end, for me:
€5150 net income
- €1900 total loan installments
- €360 leasing
- €800 living expenses single
- €200 house ancillary costs

Surplus: €1800

For this, I now have a bank appointment soon.

- I don't think you'll manage with the rate for the new financing. It's a purely subordinated loan and therefore significantly more expensive than a "normal" mortgage.
- Do you have a right to adjust the repayment?
- Living expenses are set far too low. With €5,150 net, a bank will calculate at €2,500 (we do and a few hundred banks that work with us). Some might calculate a bit less, some a bit more.

==> For a bank, a more than tight squeeze. I would at least have to reject your financing request because the repayment is too low overall and the creditworthiness too weak in relation to financing that is too high.

Thank you for the feedback. Yes, I am also not sure if this is sensible, but I would like to explore all possibilities at least in advance.

Perhaps it makes sense to sublet one or two rooms to one person until the financial situation eases?!
