On the plan, my favorite would be the 919 m² plot at the very bottom left with a view of the pond :-) But among the 3 available options, I would prefer No. 2, provided the adjacent street is not heavily trafficked. If it is, I would choose No. 1.

As promised, below are the pictures with the placements of the city villa. To better understand everything, I have also uploaded pictures of the construction project. I don’t like that in No. 1 the terrace door is on the west side, since there isn’t much space west of the house either. On the left next to No. 1, the building is mirrored and rotated, so that the terrace now faces south and there is significantly more space. However, you are very close to the neighbor on both the left and right sides. One question about this: the development plan does not define any boundaries to the neighbor (boundary development is also not mentioned), only a distance of 3 m to public roads is prescribed. How can I now find out what distance I have to keep from the neighboring property?

I actually find the placement of the building in No. 2 ideal. However, I neither want to bear the costs for the row of trees nor want to clean up the dirt that will later accumulate. Even though the street to the right of No. 2 will only be a foot and bike path (+ emergency access), I would rather not have it.

But it’s a matter of taste anyway :)

I prefer the mirrored version. In the plan, there must, in my opinion, necessarily be a building envelope shown. Most likely, at least 3 m to the neighbor must be maintained. Garages / carports can be built closer, yes. That must also be included in the plan. Check again. Best regards Thorsten

I'm not really a fan of a front door where you park the car because you're too lazy to drive into the garage. At No. 1 you then have a terrace with an urban canyon flair.. not much of the west sun remains.

Of course, the house should also be adjusted to the floor plan. Unfortunately, we don't have any measurements here, but I estimate that the 770 sqm plot will be about 23-24x31 to 33 m in size. I can't really estimate the house, but in this configuration, for example, the bay window might not fit. And simply rotating or mirroring it, the rooms also have to fit. Is a hip roof even possible? Saddle roof shapes are drawn in everywhere.

Two-story construction is allowed, roof pitch 20° to 50°. Therefore, hipped roof or tent roof should be permitted.

Plot approx. 22.2m x 35.3m
The house has the dimensions 11.5m x 11.5m, plus bay window 1.5m at the corner, plus garage.
You can find further measurements in the drawing. The floor plan is one of the first drafts I made (as a layperson). I am open to improvement suggestions.

Distances to neighboring properties are as follows:

approx. 3m to the right property (measured from the bay window; Question: must you measure from the bay window or can you measure from the other house wall, then it would be 3m + 1.5m = 4.5m distance on the right to the neighbor.

approx. 2m from the garage to the neighbor above (what about boundary construction with overhanging garage roof; I assume the roof must not overhang onto the neighbor's property)

approx. 1.8m to 2m from the garage to the left neighbor. I strongly assume this is far too narrow and will not be allowed. Or are garages allowed to be this close to the boundary? If necessary, I would shorten the garage from 9m to 8m to gain an additional meter of distance. HOWEVER: the garage width is 10.8m (utility room is also included), this certainly exceeds the permitted dimension for boundary construction, right?

The drawing in the attachment has become a bit messed up through mirroring regarding some measurements and room areas.
