Well, and me at first. Yvonne says here several times in some months that 1.5 stories do not exist legally in building regulations, and then a municipality uses this vernacular term in an official document. That’s probably called citizen-friendly administration. What is meant by this we can only speculate here: perhaps the reference heights are chosen so unfavorably that despite the nominally sufficient six meters of wall height (practically a "gender-neutral" term for eaves height) and eight and a half meters of ridge height, most plots effectively end up with only a generous knee wall instead of a fully straight-walled upper floor. The floor area ratio of 0.35 stands alone as a building mass limit; a floor space index and the number of stories are formally not limited. Possibly it is hidden somewhere under the "water protection interest" which would exclude deep drilling.

Yes, strange... And why? Because the specifications refer to full stories only, and these are defined in whole numbers. 1/2 is not equal to full! 1/2 is half, and half-stories do not exist either. Maybe the newbies in the administration are starting to write down their previously used layman terms themselves, or they are adapting to the public ;) Regarding the content itself: there are always (or often only) restrictions defined. In this case, gable, hip, and pyramid roofs apply for the single-story houses. Meaning: single-story houses are not allowed to have shed or flat roofs. Two-story houses are not affected. But I have not looked at the development plan for time reasons, only relied on the last posts.

Thank you very much for your support. How would you assess the point regarding the possible flood risk? If a basement were to be considered, it would probably need a white/black tank around it. Does a tank hit the wallet hard? And is a gable roof cheaper to implement than a hip or tent roof due to the simpler direction?

I mean to recall more about height play than that a basement would merely "be an option". . Also in https://www.hausbau-forum.de/threads/hausplanung-mit-3-kinderzimmer-auf-473qm-grundstueck.47073/#post-657970 I just addressed that a gable roof might be "advised" for height reasons. Basically, depending on the construction, hip roofs are still more complex / expensive than tent roofs, and both are already more expensive than gable roofs (but as said, depending on the roof truss). It becomes really expensive especially if you break out of the rectangular floor plan.

No. Yesterday, even close to bedtime, my alertness was just enough to perceive the facts – but not to memorize them as well. It was already a tiring scavenger hunt because the municipal website sends you from Pontius to Pilate. The clearly compact informing of potential builders still "has potential," to put it nicely, in this municipality. However, in the last 24 hours, I have reported all the points here that caught my attention. So, in summary: basically the restrictions have the profile of allowing a "city villa"; the reference height remained unclear to me; but the height play is enough to make the height limits fall short by the crucial half meter – and then it would come down to "magnum knee wall instead of villa instead." Investigating this more precisely seemed to me to exceed the scope of volunteer care. Chief physician treatment is the other doorbell.
