Why do I say 9 or 1, and not 5: because 9 and 1 are E-parcels and 5 is an E/D-parcel (and thus a pain-in-the-ass parcel: if 8 and 7 enter a semi-detached marriage, you either have to do the same with 6 on 5 or 6 remains single and has to build a bowling alley with two building widths – cheers to the neighborly relations). Whoever foregoes the sacred escape door does not have to slam the garage, stealing from the floor area ratio, right at the northern boundary before Canossa. And sun worshippers move their lounge chair in March or October from the terrace to the lawn – "everything is possible" (to quote the favorite catchphrase of real estate agents, hehe). For my part. With 26 I already hear whining that no square suburban villa fits on it. On the left edge of the plan area you can see how much distance the old-timers kept from the floodplains with their building area. I didn’t want to repeat for the umpteenth time in this selection discussion: that the process of the "drawing lots" is the essential second card shuffler after the oversubscription rate (and the questioners regularly come to this playing field way too naively). I assume that the OP will not be allowed to choose first and therefore has to guess strategically – hence my follow-up question (at least as a prompt for thought).

All reasons not to choose any of the parcels in the middle. Even if you place the garage as close as possible to the driveway, you unnecessarily take away a beautiful south garden. You have to create a path from the garage to the house anyway. You will certainly get more sealed surface area than with a northern driveway (unless you fancy a north-facing terrace). And the garage near the house entrance has advantages; I wouldn’t want it 30 m away if it can be avoided.

I wouldn’t assume that nowadays anymore. But I would try to find that out in the scheduled meeting.

Hello everyone,

thank you for all the thoughts.
I am currently on the go and will properly address everything this evening.

First of all, we are in 10th place in the ranking - info just came in.

Best regards

That there is south in all four cardinal directions only at the North Pole, we will not be able to change. So for a relevant remaining southern part even in the worst case layout, you need about 700 sqm, which is also not up for discussion here. Or you stick to your demands anyway, then probably only the three most desired plots come into question, with the consequence of the necessity of the highest lottery luck. If nine other players go before you, you could already cross out the nine most attractive properties if they apply the same criteria as you do. Assuming an average match of tastes among the players, this still applies to four. Therefore, my fully serious follow-up question is how okay a consolation prize would be for you. Not "in", but "before". Your luck is that the other players on average go into the game just as naively. Now I wish you first of all Masel tov!

Good luck.

There are also some who do not go because they have not been able or willing to afford it for a long time.

In addition, you can possibly put yourself on a list in case someone withdraws.

I made a list with different criteria. Rated by price, location, and buildability. Then you can rate the most important one with 50%, the next with 30%, and then 20% for the less important criterion. Then I assigned rankings for each criterion. Then I sorted the plots according to the sum of the rankings. In the list, I then crossed out the allocated plots during the negotiation, and that way I could immediately say which plot was my preferred one.

I knew exactly which plot I wanted to put myself on the withdrawal list for.
