Yeah, that would be an easy sale for him. Sure, the broker advertises his advantages, which may also be justified: professional pictures (I know several listings from them ... the pictures are always really top), prior credit check, no sightseers and of course experience in handling the process. And neither do we . We know the price at which our bank goes into bridge financing with the apartment. Of course, we do not want to offer the apartment too cheaply, but also not outrageously expensive (to have to reduce the price later ... then it starts to burn). That’s why we had a price quoted by a broker. Fortunately, it is a residential complex and not a building with 50 apartments . No, according to our declaration of division not.

Yeah yeah, of course you don't pay them, but the buyer does. You increase your price by 3.5% and for the buyer it's just as expensive as with a real estate agent. Only you get more money. You have to decide yourself how much that is as an absolute amount, and whether you can't just sacrifice a day on the weekend for viewings for that amount.

We wouldn’t want to do that.
If the amount from the agent were even close to what we get, we would be more than satisfied.

It’s a decent amount and I can do several viewings for that. Only we are planning/building something new in parallel and that doesn’t exactly happen on the side.

Yes, in NRW it is a total of 7.14% and this is usually paid half by the seller and half by the buyer.

That has nothing to do with the federal state but with competition. There are so many agents here that almost all sell commission-free for the seller. They are glad that they are allowed to market the property at all.

As I said: in this case, it would be a no brainer for me...
