In the comparative value method, it was not possible because there were / are not enough apartments for comparison.

Regarding the offering within the WEG, we are nevertheless initially pessimistic, but are happy to be proven wrong .

A bit off-topic: I was, as a buyer, quite naturally required to pay the full broker fee, in my case 5.95% of the purchase price... even though the seller had commissioned the broker. I actually don't know it any other way... when renting, the client (landlord) now has to pay the broker, but in sales it still seems to stick with the buyer. Oh, it would have been great if the amount had at least been split!

One thing is somewhere in the law, the other is free market economy! I choose the buyer myself. In popular locations, everyone accepts anything.

To be honest, I also don’t understand why ownership can be handled differently.
If the owner commissions a broker, then they are the client. Why should the buyer then pay the commission alone? I find the 50/50 solution fairer.

The latter does make it somewhat more complicated, but on the other hand, these are often owner-occupiers or their direct tenants – which makes it easier to assess who might be suitable.

I naturally meant a bidding procedure without visible competition, non-public via handwritten snail mail – which has an extremely low dismissal rate (after a prior personal conversation, almost zero).

They are mostly owner-occupiers and only a few apartments are rented out. But especially the owner-occupiers mostly have children who are now of legal age or becoming so, and there we see a bit of the potential, as well as with a few tenants.
