So my date with 01.09. is of course arbitrary. I would still do it that way, as long as there is no pressure on me. As the owner of the neighboring apartment, I would certainly be very interested, provided that funds are available. The deadline creates pressure, the unknown competing offers drive up the price. If that doesn't work, so what? By the way, as a seller, I currently would not pay a broker either. We are in a seller's market, comparable apartments apparently scarce, and as long as I get my expected price, I don't care about the buyer.

Well, that's politics. The client pays principle was initially introduced only for rentals and not for purchases. Why: good lobbying.

Well, also because a buyer is often in a somewhat better position than a renter.
Sure, the current market often leaves little room for negotiation, but fundamentally in a purchase, the relationship between the two parties is more balanced than in a rental. Especially when the rental takes place in the lower range and is meant to satisfy an absolute basic need for the renter.
I will not find words for my opinion about real estate agents here; for that, I would have to master the dark language of Mordor.
But the fact that the commission was at least abolished for rentals and (so far) not for sales is already a step in the right direction.

So, in conclusion: the apartment was successfully sold in the neighborhood. We not only limited the radius to the [WEG], but also directly included the surrounding streets. 200 flyers were enough to attract 3 interested parties.
