Hello everyone, I am still looking and just viewed a house in the immediate neighborhood. The house is from the late 50s and let's say it is in good condition from the outside. Normally, I wouldn't dare something like this, but as I said, it is just around the corner and the property is very neat as well (just under 475 sqm). The roof was redone at some point (probably not that long ago), the windows are from the 90s, and there is a heat pump. That’s about it... Inside it looks like it’s from the 60s. That means all the floors would need to be done (mainly carpet currently), walls, and kitchen/bathrooms. I suppose one bathroom would be torn out and one bathroom completely redone. The electrical system would certainly need to be partially or completely redone, maybe also the water pipes. The staircase is nice, made of wood and covered with carpet. What I’m after now is a very, very rough estimate. I believe the seller is basically expecting a rather high price. Actually not far below what I basically want to spend on a house at all. But since I still want to make an offer to have a chance, I would like to estimate how much I would need to budget for a "moderate" renovation. I know it depends on so many factors, but is 100,000 enough or would it be more in the range of 150,000 to 200,000? With 100,000, I still see a chance to maybe make a competitive offer. If not, then it’s probably not going to work out. Aside from the fact that I actually don’t want to renovate that much.
Thanks a lot in advance for your assessment. Best regards
