I would never have built either if I had oriented myself by the prices here in the forum:
Rough summary:
House:
Planner: 8,300 euros
Surveyor: 2,000 euros
Ordnance survey: 400 euros
Building permit: 1,200 euros
Structural engineer inspection: 1,000 euros
Property development: 10,250 euros
Kitchen: 10,000 euros
Construction power: 700 euros
Construction water: 500 euros
Shell construction (foundation slab / intermediate ceiling / masonry / windows / screed / interior plaster / drywall): 80,000 euros
Electrical installation: 7,500 euros
Heating/plumbing: 18,000 euros
Half-turned staircase: 3,000

Carried out with own labor:
Erection of roof truss: 3,700
Wood for roof truss: 1,800 euros

Outdoor facilities: 140 sqm paved for 9,000 euros

Wooden garden shed, self-built (approx. 3.20 x 4.80 meters) for approx. 2,500 euros (wood, materials, roofing felt, membrane, etc.).
60 meters chain link fence with foundation self-installed: 700 euros
20 meters rod mat fence self-installed + intermediate pillars self-built: 800 euros
4m cantilever sliding gate electric + gate 1m x 1m: 3,400 euros
Outdoor facilities: 30,450 euros
I admire anyone who has the motivation & skills to contribute as much own labor as you do. Above all, you have to be willing to also do this alongside work and potentially completely sacrifice vacations & free time.
Priming, wallpapering, painting, and laying laminate I believe anyone of us can do. And if the budget runs out faster than expected, I will do these as well. But the big bucks like shell construction, roof truss, windows, plumbing, tiles can be done by very few. Just what you saved on the roof truss is insane. Some bathrooms would also be at least 50% cheaper if they were made with own labor and internet prices.
Be that as it may, unfortunately I can't do it :-( and have to pay the prices that are offered to me.
