You are absolutely right. We buy (and still have some influence in certain areas). My introductory words with "build" were not precise.

I wouldn’t want to call it "swallowing." The market is very difficult right now. The location is very popular and well connected. The municipality has allocated many plots of the newly designated residential area to developers. If I were to build myself, it would really be very nice. The opportunity for a plot with a "self-build" option or renovation of an existing building is difficult. For us, however, it fits very well and we are looking forward to it. We were never forced to buy.

Thank you for your suggestions. We have decided to forgo the frills with the staircase and rather use the money for other things.

Maybe you could also put the floor plan up for discussion again with the possibilities that can still be improved now? Maybe there’s still something to be gained. That would be pretty cool for you, I think. Good luck with your house anyway!

Good decision! You only walk past there - there is no view in the hallway. Has something already been built? If you wanted, could you still move the stairwell opening? It should not affect the statics; I have some simple measures to suggest.

About the staircase: I don’t have a railing on the open side at all, only a handrail on the wall. This makes the hallway look a bit bigger right away. Of course, this only works if you don’t have small children. Visually, it was worth it, and I even saved the money for the railing. :D

Then please refer to this questionnaire https://www.hausbau-forum.de/threads/grundriss-planung-unbedingt-vor-beitrag-erstellung-lesen.11714/ or go to the subforum "Grundrissdiskussion" … because if you move the stairs, there are quite a few options to consider :)
