I have taken up the radical variant from again, but have given the study a bit more space, so I moved the wall by about 60? cm. The kitchen with the unmeasured sketch of approximately 240... would be just sufficient for a two-liner.... If that is too tight (but you could also arrange something there), another alternative with a counter. No idea what you are dreaming of ;)

Hello, I'll join in. I work at a surveying office in Lower Saxony that offers what mentioned. As I understood you , you no longer have any plans of the house, right? I believe that a renovation without good plan basis with current measurements is not properly possible (crooked angles, etc.). That might also be due to the profession. We have a portable laser scanner that you can carry on your shoulders. You walk through the house with it and in no time, the house is measured. (Normal house with ground floor + basement + attic approx. 1.5 hours.) That is always better than starting to measure yourself and in the end nothing fits together and you have to measure three times. Additionally, the advantage of our system is that we come once and have everything. If you, for example, say in 2 years we need xy again, then we have it and don’t have to come again. If you have questions, feel free to ask.

With us, depending on the desired scope of the plans, about 500-1500€ net. That is of course a lot of money. But for these approx. 1500, everything regarding plans is included (possibly travel costs are added). This includes floor plans of each floor, sections of every building side, etc. Naturally, the less you order, the cheaper it gets. (We simply have to create fewer plans.) In my opinion, if nothing is changed on the outside, you don’t need sections of the exterior wall. But that is of course a matter of opinion. I would simply ask for a quote from your preferred surveying office. (Some offices do this with a "conventional" laser scanner (which takes longer.))

For internet research: living space calculation via laser scanning. I just googled that and got a few results (I haven’t looked into it in detail!)

One thing we also offer: you get access to the generated point cloud and can take measurements yourself (in our data!) (e.g. whether the cupboard fits there) and move around your house in panoramic photos.

Hello everyone,

First of all, thanks both for the alternative solution with the open kitchen and for the information about the survey.

I don’t know if an open kitchen is suitable for us, as with 4 children we rarely have the time to put the kitchen back into a tidy state immediately. That usually happens when there is time in between. Until then, one would (especially from my seat :D) see the untidy kitchen. On the other hand, the kids won’t be that small forever and in a few years we won’t have this time problem anymore. We will definitely keep that option in mind.

To be honest, I don’t find €1,500 too expensive for a complete house survey, but quite reasonable. Apart from that, I think next we will first look for professional help in the form of an architect before commissioning plans ourselves. Maybe the architect also has an alternative approach he prefers. From everything I have read, the lead times for the survey are quite limited, so we can plan it on short notice if needed.

Based on the tip from our elderly neighbors, we will also contact a local construction company that apparently carried out 90% of all renovation/maintenance work for the previous owners. Perhaps there are still execution plans or similar. This company apparently has a very good reputation in our region when it comes to old building renovation.

In parallel, my wife and I will sort our requirements into "Wünsch Dir was," "Realistisch," and "Minimal," so that a) we have material for the architect and b) a safeguard in case interest rates rise further (and our budget thus decreases)...
