I will keep reporting throughout next year. Next Thursday, the purchase contract will first be signed, and then I will go on vacation to the south with my kids for a month to gather some strength for the project.

cool... for all I care, we didn't need a new house either - it just had to be because the man wanted ventilation. Whatever. Do you remember, when you take up the parquet, that it was probably done with PAH-containing glue... which then nicely gets into the lungs when "breaking it up" and is especially quite expensive to dispose of.

Actually, I only need the new house because the old apartment is too small for a bigger TV.

Quick update after the energy consultant gave his assessment on the KfW classification today. With the planned measures (= complete renovation of the ground floor + new heating/windows on the upper floor including insulation), we will easily reach KfW 55. Now to apply for the KfW funding and hire craftsmen – I will probably outsource the majority and only do a few small things myself. That way there will be more time for the garden...

Here's an update on the current status. After I had to kick my general contractor to the curb, the work continues with individual trade contracts.

After taking over the house, I started the renovation measures for the house / my apartment on the ground floor (120 sqm) with my energy consultant. Even a house from the 60s can be brought up to a modern standard. Final energy demand of the building is 12 kWh/(m²a) and primary energy demand is 21 kWh/(m²a). Not bad prospects.

Currently, the old drinking water pipe has been disconnected, so I get my own water and sewage pipes. Unfortunately, the tenant upstairs has to live with the old (but well-functioning) copper pipes. From next week onwards, the completely new electrical system will be installed. New windows for the entire house and a new front door have also been ordered. With a bit of luck, the photovoltaic system will be installed this year as well, as will the wallbox (the new hybrid fun car with the star will arrive in about half a year). The calculation/design of the underfloor heating as well as the radiators is currently with the engineering firm.

Since questions about the prices of individual trades are frequently asked in this forum, I’ll share my prices as well. The following are fixed so far:
- Gutting including disposal and wall demolition completely: €3,535
- Complete energy consultation including construction supervision: €3,520
- New water and sewage lines for my apartment (one bathroom + guest WC + kitchen, meter/shut-off valves/i-box etc.) with Viega Raxofix including flush-mounted frames: €5,500
- Electrical work including installation of the meter cabinet, new meter for the photovoltaic system + preparations for the wallbox: €9,400 (sufficient sockets, circuits, LAN, APs, switchgear material)
- Photovoltaic system 10 kWp: €11,723 net
- Windows (Veka Softline 82 MD) including sliding door and aluminum front door for 25 windows (mostly electric blinds) with RC2 fittings, color RAL 7012 for windows, RAL 3005 for front door including installation + disposal: €25,400
- Drywall for stairs + room divider: €250
