After having been more active with answers than questions here in the forum over the past three to four years, I want to introduce my new project today.
I will part with my current condominium and have chosen a house as an existing property for myself that I couldn’t say no to. It is only the fourth property in 8 years after all...
Finally, there is enough space for my kids in the house (and garden).

Location: Lower Rhine, catchment area Düsseldorf / Ruhr area in 20-35 minutes
Plot: approx. 1,100 sqm
Year built 1966 (roof is quite new, the extension from the 80s)
Two-family house, ground floor for me, upper floor is rented long-term (living space: ground floor 120 sqm, upper floor 80 sqm, basement 120 sqm, 2 garages + 2 parking spaces)
What do I want to do? Starting in August, my ground floor apartment will be extensively renovated for about 12 months (underfloor heating + heat pump, open kitchen to living area, new bathroom + toilet, completely new electrical system, photovoltaic system, possibly new sanitary installations, insulation of the top floor ceiling of the cold roof, insulation of the basement ceiling, perimeter insulation + ETICS installation, new flooring once the screed is removed and the underfloor heating installed, replace the old open fireplace with something more modern, lay wooden terrace, new windows + a bit of small stuff). The upper floor apartment will remain untouched for now as it is in good condition. The oil heating will continue to run here.

Since I will be doing a lot of the work myself, there will also be new questions from me about possible solutions in the future. I am already looking forward to that.

Looks super well maintained and apparently has a lot of potential for a diamond

Hello

nice property and a beautiful and comprehensive renovation.
With the ETICS I would be concerned that the harmonious appearance would suffer if the roof is not also adapted.

Where do the kids live?

Absolutely well maintained, but no longer up to date. In the end, it was also a small bidding war.

I also only want to insulate with 10cm Resol. That way it won't be too bulky. For the area in contact with the ground, then 8-10cm PUR. That should be enough. Thanks to the 36cm wall made of pumice full stone and hollow bricks, it gives really solid values despite the thin insulation.

The kids will get their domain in the fireplace room or the room below it. The extension is two stories (downwards), so that they don't disturb anyone and still have a nice view of the greenery below.

What does it look like inside - does it still have a bolt staircase? The windows look like they unfortunately need to be replaced despite being aluminum - not because of durability, but this early generation still had one-piece profiles.

Well-maintained but old. Property. A high-quality architect-designed house. All stairs are made of concrete, high ceilings, concrete ceilings. The windows are partly still single-pane with lead glass. They all need to be replaced. What I regret the most is the strip parquet flooring, which unfortunately has to be removed for the underfloor heating.
