Renovation obligation in old buildings, please provide an assessment

Hello,

We received a house by transfer in May 2020. It was built around 1932. I came across the new regulation regarding renovation obligations yesterday.
We have (before moving in)
renewed the windows, electrical system, and all the plaster.
The roof is apparently still from the year it was built :(
No insulation and also the top ceiling on the upper floor is not further insulated.
The heating currently runs on a new fireplace and 2 new electric heaters (super efficient!)
Water pipes are still installed inside the wall in the basement. Hot water is heated by a boiler.

My question now... Do we have to renew the roof, heating, and exterior facade by May 2022?
We only wanted to do these renovations if we feel comfortable in the house. Unfortunately, that is not the case :/

I would be very grateful for opinions!

What does renovation obligation mean? Who is watching over your shoulder to make sure you renovate? Never heard of it.

Well, there is simply an obligation to carry out renovations for certain things under specific circumstances. If these apply to you, you have to comply with them. But if you don’t want to stay there anyway, then why not sell again? Or see it as an investment for a later sale. What are your plans?

More than the insulation of the top floor ceiling or the roof as well as insulation of the water pipes or heating pipes in unheated rooms (if exposed), you do not have to do in the first two years after purchase. Heating replacement depends on the heating system. Very old oil heating that is not condensing must also be removed (approx. 80s and older). Ask the Schorni for that.

The only one who comes to inspect is the chimney sweep and he only inspects the oil or gas heating. Nobody is interested in anything else.

You can also race through the city at 200, no one cares either, until you get checked. There are legal obligations. Period. Whether they are enforced or not is another matter.
