hmm… to me that sentence sounds like a harebrained idea. I already thought that when reading the posts, everything a bit meaningless, a lot of daydreaming about what could be.

a) are 2 residential units allowed? b) will it rent? Holiday area? Or another target group for an attic without balcony… those are already differences. c) do you want strangers in a newly renovated house? d) does the apartment in terms of location and size with a fixed-term contract offer a suitable apartment for a target group?

Holiday apartment… and you clean up other people’s mess then?

…on which you pay taxes. If not, imo the loan must be split?!

I consider that more than tight.

Thank you for your assessment. We are located in a wine region, moreover in a place that had one of the most expensive new developments in Rhineland-Palatinate with proximity to Luxembourg, so rental suitability would be given. (Rent index over €10/sqm) We will then take some distance from the division into 2 residential units. How would you plan the floor plan / conversion in case it is inhabited alone?

Is there a plan of the property and an aerial photo? I'm somehow lacking the inspiration on how to achieve a separate entrance to the upper floor. The tenants or guests always have to go through your area, right??? The ground floor is more than sufficient for 2 people.

I also see it that way, that the ground floor is easily sufficient for the two of us initially and with good planning maybe even for three.

According to the architect’s design, the entire staircase would be separated from the ground floor by drywall construction, as that area would have a door at the stairway to the basement. To the right of this is the front door as well as the staircase according to the floor plan at the bottom center.



As a rough plan, something like this with a separate door then upstairs on the 1st floor to the corridor. So you would meet the tenant when he goes up the stairs and I go down to the basement, I could live with that. The area between the front door and corridor up to the partition wall would then be the shared corridor (lower area including staircase) and the rear area would be the corridor of the ground floor.

Some tasks will be done by myself; I already have experience with this as I have already converted or expanded parts of my multi-family house with 3 residential units. This includes the complete renovation of a new 40 sqm apartment including electricity, water, drywall construction, and sloped roof insulation done by myself. Helping will be, among others, my father. (Generation: house self-built and trained electrician)

List of planned construction costs for the creation of 2 residential units:



Limitations:
- The costs for the dormers are estimated; I expect a quote this week.
- The painting work also partially falls under the BEG EM subsidy; mixed hourly wage around €45 gross, since an apprentice is helping.
- An additional €25k for a kitchen would be added to the budget.
- Electrical work only on the upper floor; the ground floor is sufficiently equipped.

After payout of the subsidies, about €20k remain as a reserve.

I started painting. With office and dressing room. The bathroom can also be left as is depending on requirements. Instead of the bathtub, you can also install a large shower.
