Yes, we have already thought about that too. We watch "Hausbau Helden" every evening, but you can forget about finding something with four children's rooms. At least we haven't found anything yet. Ideally, we would also like to have a small office, which makes everything even more difficult.

So I can already say that you will be hearing from us quite often in the future.

yes, we actually already have a favorite. It is the largest plot (I would need to check the exact sqm, but around 560 sqm), directly at the turning circle. Although the size is not necessarily the decisive factor, at least in this case not, since all the smaller ones are not much smaller, around 480 sqm, if I remember correctly.

Yes, we have actually already been to the bank, and since we both work (I am on parental leave until autumn 2025) it should be manageable. At least according to the bank, if we take the KFW 300 loan and the Bayernlabo as well. Without the government subsidies it would still be doable, but not so "easy". Nevertheless, we have to make sure to build inexpensively, unfortunately without compromising quality.

We actually only applied a few days ago. (Official start of the application procedure. The deadline is not until the end of April.)

There is a construction deadline of 5 years. But we do not want to wait that long to start, because our current living conditions are, let's say, difficult. The apartment belongs to the aunt and there was a huge family dispute. The house, which by the way is my parental home, is to be sold. And if the aunt really sells it, the new owner will probably claim personal use. And we would have to move out quickly because we lived elsewhere in the meantime and have only been living here again for almost three years now.

I also like watching Hausbau Helden; I find the most frequent presenter charming and competent, even though she apparently has a somewhat divided fan base regarding her voice. I have never seen customer houses with four children's rooms there either, and as show homes, they simply don't exist. The house manufacturers don't want to offend customers with fewer children and therefore already call the second children's room in the plans "guest." Keep in mind to provide the room category "child/guest/work" with interchangeable roles (but not equal sizes driven by a sense of equality). Deliberately look for smaller base models that can be lengthened in the "wheelbase." What: look for plots suitable for "II" full floors and corresponding eaves height for a "city villa" (which is not my favorite, but with an above-average number of children is usually "necessary"); With whom: very important to clarify last ("how" only in the resting period before service phase 3, and "with whom" only with the tendering in service phase 7).

I do not agree. Reasoning follows shortly. Do not underestimate the size. If a floor area ratio of 0.4 is to apply, then you can build 224 sqm with the main building and terrace, with 480 sqm "only" 192. If a garage or double carport also plays a role, it could get tight with "a lot" of garden. With a city villa, you have more straight exterior walls upstairs, but the rooms tend to be rather modest in floor area. (I simply assume that you will not build a 300 sqm villa due to finances.) With a house that has approximately the same footprint, fitted with a 45-degree gable roof and optionally pushing a height limit, an attic forms that could be additionally developed, e.g. as a parent’s floor with office or so. The upper floor then goes to the children, whereby more floor space under the roof (possibly with adequate knee walls) is created for the rooms. Ideal for children and teenagers – but opinions really differ here. For 4 children plus a large family bathroom plus parents, it can become very tight on one level, even if it is a city villa. Yes, the Hausbau Helden woman with the dark short hair is competent. Our baby always falls asleep really well when she talks. *Laugh*

A city villa is also not our favorite, but maybe not so bad.
