I hadn't thought of that at all. True, that takes away quite a bit and at least a medium-sized garden should be there.

We don't want to build 300 sqm. We simply couldn't afford that. We've planned about 180 - 200 sqm. But is that realistic?

We have not decided yet. We have only obtained an offer from Danwood so far to have a rough reference point for the bank meeting. But from what I have heard so far, Danwood is rather among the cheaper providers.

We would preferably have the parents' bedroom on the ground floor, 4 children's rooms and possibly a study on the upper floor. But so far we haven't found anything that even comes close to that.

That is quite a statement. 200m2 * 3 k = 600 k + garage 50 K + land. At least you have a figure. How much equity is available?

There are also quite competent users here for financing.

I just googled a bit to see what's out there. Since links are not allowed, google "Einfamilienhaus 35-181-150 mit Einliegerwohnung" .. The granny flat could be turned into a parents' bedroom, with the living/cooking area made a bit larger and 5 rooms on the upper floor. "Möglichkeits-(T)Räume – ein Walmdachhaus mit über 230 qm" by Kalobau .. just very large, shape also unusual. "Einfamilienhaus Finn" by massive Wohnbau is smaller again at 160 sqm, could be quite efficient, but without an office. "Wohnsitz Stadtvilla 250 qm – 4 bis 5 Kinderzimmer für die große Familie" by Kalobau ... again very large. But it's about getting a feel for it.
