Well, the construction manager who "manages" the house construction consisting of individual trades. By both, turnkey construction with a general contractor and individual contracts with an architect are meant.

A planning with a self-paid architect along with a tendering with individual lots does not at all exclude allowing general contractors (GU) to bid. But then the description of construction services still belongs to the part actively formulated in-house, and with the construction management by the self-paid planner, one also keeps this control during execution. The "construction manager" of the GU is only called the same but follows a completely different objective. So there are three and not only two ways, and in the mentioned size and budget league, the group of GU, draughtsman, and GU construction manager is no longer an appropriate choice.
