Sure, without a construction specification it's difficult to quantify – however, if you go by the "standard," the price is definitely realistic, if not actually quite good!
I can definitely compare the prices with our construction project in BaWü. We're at €460,000 with a basement, double garage, 160m², and really already fully specified. We do almost the same amount of own work as you. When I think that a basement costs around €50,000–70,000 and 10m² more living space about €10,000, you're roughly at the same price (purely by size) as we are.
Due to a few special details, 2.5 floors, etc., you’re certainly somewhat higher in price.
I would have estimated a similar price for this house, so quite realistic from that perspective. Since we naturally don’t know what is all included, the exact details of the construction specification, etc., you can only estimate the amount within ±€20,000, if at all.
I assume that ancillary construction costs like civil engineering work are not included?
Thanks for your answer :)
Yes, BaWü, I think the prices are pretty much identical. Although you have a basement and a double garage, for example. The basement alone should definitely bring at least €60,000 in additional costs?! However, we don’t have a basement but only an expanded attic.
In terms of total area, if you add your basement, we’re probably roughly equal?!
In fact, the civil engineering work is included in the price. It is calculated with an excavation of 1 m. The neighbors also had to remove about 1 m of earth. But I still have to follow up on what happens if 1.2 m needs to be excavated there, what additional costs would come up for us.
Additionally, it might also be possible that cohesive material has to be added if the existing material isn’t sufficient. That would also mean extra costs for us.
We already have groundwater at about 1.5 m at our place, so I don’t think they will have to remove 2 m here?! :)
