Since the thread is already a week old, I'll keep it brief
I also suspect that the sellers factor in things like additional construction costs and landscaping,
Included in the price are: market price for the land, house, development costs, additional construction costs, landscaping, and possibly expensive fittings.
The general contractor is not the most expensive, but solid.
Floor coverings and painting are additional costs with him, as well as terrace and driveway.
I just have no idea about real estate – and since this is not my "target property," I don't want to find out later that I bought way too expensive. I just have no clue.
You actually have the best overview of the market there in that area because you can assume that you have been following it for yourself.
If a used property fits for itself and is also affordable (did many things not fit with the other offers?), then that’s already a hit. If it’s so interesting that it makes you open a thread, you’re enthusiastic. If, on top of that, the floor coverings are right and not up for discussion, that’s like hitting the jackpot.
If you don’t see it that way, then don’t – keep looking. You are still young and have time. The numbers won’t get better but will rather increase.
