That’s the right attitude, to question critically and do some calculations yourself. You are currently still in an absolute seller’s market. You should always ask yourself whether the price paid makes sense. A good example is a new gaming console from last year, unfortunately very rare for various reasons – prices on the internet were up to €1000 for something that actually costs €500 in stores but is hardly available.

Here you meet many supporters of the continuously growing bubble. For them, roughly every price is right, precisely the €1000. Then suddenly a large shipment of containers and chips hits the market, and the shortage resolves; suddenly there are special offers again for €400. Some here bet that house prices only know one direction, no matter if the houses are already 5, 10, or 20 years old.

Just look at the development of the land reference values for this building area; there you can roughly see what was paid back then and what would have to be paid today. With the house, you can also be sure that it was significantly cheaper – the seller will certainly not sell without profit. That is truly the skin of the bear that’s at stake. In a different market situation, a sale after a short time, surely also with prepayment penalties, would certainly not be to the seller’s advantage.

You have time and access to a plot – if you can wait, why not?

Since the thread is already a week old, I'll keep it brief

Included in the price are: market price for the land, house, development costs, additional construction costs, landscaping, and possibly expensive fittings.
The general contractor is not the most expensive, but solid.
Floor coverings and painting are additional costs with him, as well as terrace and driveway.

You actually have the best overview of the market there in that area because you can assume that you have been following it for yourself.
If a used property fits for itself and is also affordable (did many things not fit with the other offers?), then that’s already a hit. If it’s so interesting that it makes you open a thread, you’re enthusiastic. If, on top of that, the floor coverings are right and not up for discussion, that’s like hitting the jackpot.
If you don’t see it that way, then don’t – keep looking. You are still young and have time. The numbers won’t get better but will rather increase.

Something like that... a bit further on there are trees that were previously designated as agricultural land... but now the forestry office has recognized: It is a forest. At the first disclosure it was seen differently. Annoying.
