To wrap this up - it has now become a different house :)
As a little panic-panther, I do believe this is not a bargain, but it is worth the price to me. The only thing that worries me with something like this is what happens if I ever find myself in the predicament of having to sell... as I said, by nature I am more the panic-what-if type - didn’t choose to be that way - but then of course the price paid today is very important.
