They don't necessarily have to provide the maximum line speed, even if that might be more sensible. Otherwise, offers are always hard to compare anyway, so it won't help you now if I say that in another place in Germany, a larger, newer house on a bigger plot with a higher standard land value is being sold for less money.

If you had not bought the house at this price, someone else would have done it. Unfortunately, that is the situation at the moment. It sounds like a very nice house, everything fits for you. So it is worth the price.

Why ask further if you have already bought? :) The price and what was offered suited you, period. You should probably not let any more affect you now.

Yes, as I said - for me the price is okay, even though I am sure that this is definitely not a bargain. My nature is just that I imagine the worst case ("what if I have to sell") and start to worry about what might happen then, imagining the wildest scenarios (selling for 600k and losing the additional purchase costs etc)...

Of course, you shouldn’t approach it like that, but I can’t help it - these thoughts come to me. After all, buying a house is not an everyday thing.

But when I see that my first-mentioned house here was sold for over 600k + additional costs + agent fee, then there isn’t much against "my" house here either. Nobody can really look into the future anyway.
