We previously had a semi-detached house with about 250 sqm, and that was perfectly fine. Neighbors with 2 children had a terraced house with 50 sqm at the back, and they were happy in their own home.

I find your comments more than disgusting. They have nothing to do with the OP, but only with you and your current demands.

Different location, different situation, different house.

There is nothing to complain about terraced houses with small plots. A playground is usually nearby, there are nice neighbors, it is affordable and maintainable, the work is manageable, but the most important thing: you can feel comfortable in your own four walls. Later you can still sell. It is a great starter property.
But from my own experience I know: in such "tightly" knit areas, people stick together as a community. Great!

I have seen the property live and in color, the one from Baustolz.

You may not find it empathetic, but have you seen it??

For me, it is a lucratively marketed sound barrier for the higher earners behind.... This no longer has anything to do with the semi-detached houses my grandparents had....

This also has nothing to do with my own demands you do not even know.

But this is not about your demands, rather about those of the OP, ... , and he does have a fundamental interest in these houses, despite or even though

Whether the soundproofing is good or bad is not at all an issue in your posts. Terraced and semi-detached houses always have their justification for existence, even if some people, like you, don't see themselves living in them. You call them living closets...

Find that much money first. Compared to our house (in Bayern) that's a lot. For the price per sqm, we have a passive house and parquet floors.

If that is usual for the area, then go for it. A single-family house is not possible there.

Better a smaller terraced house with a terrace and mini-garden than a single-family house and having to count the grapes in the supermarket because the money is not enough.
