Of course it's crazy. Unfortunately, it's a fact. I live in a smaller market town near IN. Cozy, but not even a small town. Still, semi-detached houses with 250sqm plots are being sold here for 650k and 400sqm building plots for 300k. The bigger problem, however, is that you get nothing even if you are willing to spend this money. The market is simply bought out.

Yes, what can you say... Audi and Airbus... there are just prices being asked (and paid).

The one in Rohrbach is nominally similar to Hagau. So the price will correspond to the current market situation. I find Rohrbach better because of the IN-M train instead of R-GZ(UL). However, the new houses are quite close to the A9. One should check the noise level. Hagau sounds intense according to the construction performance description: heat contracting, impact sound insulation upper floor for an additional cost, no underfloor heating, and even the smoke detectors are rented. I don't want to dig any deeper there.

Otherwise, for 500k there is a 2-room apartment in MUC. Prices can definitely be relative. Welcome to Upper Bavaria.

Unfortunately, it has been like this for several years now .... soon it will no longer be possible here to fulfill the dream of owning a home .... even now, only the heirs can afford it ....

Hello everyone,

the price per sqm fits very well with the location and the mentioned features. Smaller houses simply have a higher price per sqm, as fixed costs can be allocated accordingly lower.

We are building a single-family house in Regensburg (about 10km outside) and are paying about €2400 without the outdoor area, with a double garage, KfW55, central ventilation system, air-to-water heat pump, everything else included (even though we remove some items and commission them ourselves, but that is the base price according to the offer).

The house has 240 sqm of living space. And I can assure from many comparisons and conversations that this is still a good price for Regensburg. And I think Regensburg is very comparable to Ingolstadt.
