Links are not allowed here, and I also do not see any in your posts. But providing an ImmoScout-ID (or similar) is certainly possible. Otherwise, you print the exposé into a PDF and attach it to your post. The general advice is to inspect the shell construction with an expert before purchasing. The costs of the interior finishing depend greatly on your wishes. Apparently, the electrical rough-in is already done. How far along are heating and plumbing? Missing are, among other things, - screed - drywall - painting work - floor coverings - interior construction (doors) - fine plumbing - fine electrical work It is still open what construction damages already exist (leaky roof).

Hi,
in the pictures you can clearly see that the roof is still open exactly at the connections of the "Erker". So a lot of water has been getting in there for 2 years.
Even more amusing is the price expectation. If you look on Immo, the very next listing is a house with 30 sqm more living space on an equally sized plot (without being able to assess the location) as a NEW BUILD for just 20 k€ more.
That seems to me to be the significantly better deal.

To Andreas: The offer below is a projected all-inclusive turnkey house without any additional construction costs. No way it’s only 20% more expensive. Everything is missing in detail: painter and floors: 5000,-; tiles, sanitary, heating 25k; gardens 5k, kitchen 5k; screed 2k; connection costs unclear; drywall inside 5k; 5k exterior plaster; 5k buffer. That would make 145k plus broker, notary, property purchase: 160k plus 57k. 217k plus connection costs. I don’t know the conditions in Magdeburg. What is the land worth? Here with us, I would look into it more closely, get an expert and calculate it. After all, it’s not a small house. And with some skill, such an offer is really not great, you could still get a discount.
