Purchase of a shell construction

Of course, with Allkauf Haus, there are plenty of extra costs on top. In the end, the place will surely cost over 200-225k€. You basically don’t build a house for under 1500 €/sqm. But that already includes plaster, sanitary, heating, etc.

With that, you probably end up at a lower price than just for the shell construction. Notary, real estate agent, garden, etc., you have to pay for both anyway.

It’s not about comparing these houses, but I just wanted to point out that I find the price expectation questionable. The house has been standing there for 2 years with a leaking roof; it would have to be very cheap for me to take the risk.

Yes, you have to approach it carefully. I agree with you. And you shouldn't let yourself be confused by the phrase "There are already three others waiting." If that's the case, then it is. But probably it isn't.

I see nothing comparable.

Get a construction expert to take a look, also regarding the open spots in the roof and the described moisture.
It's worth it – the 300€ are definitely well invested.

Thank you Allkauf Haus I see as a shell house... but of course you are right and I have a knot in my head. The bungalow would be nothing else but a shell house :rolleyes:

According to the exposé, I correct myself: this is an uncertain in-between of an advanced shell construction and a shell ruin. Probably closer to the positive extreme, but not much more.

"Ready to move in immediately" - what would the world be without the dry humor of realtors!

Five percent commission plus "Mettwurst tax," at the buyer's expense, I consider the wrong choice here.

I say: take a look, but only from the outside = without a realtor; and then wait until you find it again on the bulletin board of the district court. I would only buy if you can get involved in all contracts with the construction companies involved, i.e., basically hit the pause button without others continuing and later having warranty disputes about whose work was unsound. Possibly a construction stop due to a defect dispute is already the explanation for the current "construction progress". Bring a beer for the chatty neighbor, knock on the bush ;-)
