It can also be assumed that the purchase price is the "I get out of this with a black eye" price. Assuming some urgency: there's still quite a bit to be negotiated on the price. Just because of the risks that something has been standing in water for years and the additional costs to assess the condition, possibly missing warranty, extra efforts to continue started work (first finding someone) ... some discount will surely be appropriate.

There are many reasons that could be conceivable. Death, financially taken over, divorce, who knows. The buyer doesn't care. Someone has to... otherwise, you don't do it. You don't build almost finished just to sell afterwards. It has to be clarified. Condition. What contracts exist? Who is selling? What else needs to be done and at what cost? You can gamble that it will go to court. But guys, in court I have to be capable of acting and be able to pay quickly. That is often the crux. So. Go with experts... well, first external sneaking around in the twilight, then maybe. Then see what else you can get out of it. And... very important. Don't get stuck on the thing. If there are doubts, walk away. You don't have to be the fool who gets off the bus and gets the first price hung around their neck by the realtor.

That is probably true: you can’t first have to arrange financing. I basically meant: the object looks like a distress sale to me, but the agent still markets it like a market property – in the realms of down-to-earth price expectations, it would be automatic if the distress sale is allowed to go to the next round. "Money is made in purchasing" – sometimes an owner-occupier should buy as strategically as a property developer. By the way: the construction site sign is still on the pictures (helps in finding the builder) :-)

Tomorrow and first of all, thank you very much for the numerous responses. I only stumbled upon this property by chance yesterday and don't have much experience with houses yet. If a viewing were to take place, I would bring along an acquaintance who knows about it.

I think I'll rather steer clear of it and possibly look for a prefab house (my wife is somehow against solid construction). I will check over the next few weeks which providers of prefab houses are available in our area and then compare offers.
