In total...definitely. Also think about the outdoor area. You can forget that it will all work with 40k. We currently have several offers from landscaping for the outdoor area. Everything included...from 50k to 150k. On average, we have to spend at least 70k for: driveway, aluminum fence, automatic gate, carport, roll-out lawn, irrigation, well. Not included is an accoya terrace for about 20,000 EUR.

Steffen, you’re overdoing it again. Specifically garden landscaping for a 570 sqm property. Driveway gravelled. Concrete anthracite gutter, path to the front door from the driveway, paved, stone price 11 sqm, path led to the back door, from there to the terrace. Terrace in shell limestone pavement, 17.50 sqm, approx. 50 sqm. Gravel edge around the house, one staircase to the street, three steps, earthworks, lawn seeding, 12 thousand gross. From the company. Yes, of course not everyone needs 70k for the outdoor area..I just wanted to say: nowadays everything is relatively "expensive". We just use relatively expensive mat.

I asked somewhere, for example, whether you have a definite offer from DW. You denied that. In this respect, it would now be necessary with this question whether you now have an offer with all costs and if so, what it includes. When it comes to financing, I like to stay out of it as a dummy ;)

House price with building application, delivery, basic water & gas installations, roller shutters, triple-glazed plastic windows, textured wallpaper, KFW 55: 154K

Concrete floor slab with 100mm insulation package under the floor slab and 80mm at the end face: 14K

Optional equipment: steps for chimney sweep, empty conduit for photovoltaics: 1K

Estimated incidental construction costs by DW: 31K (house connection, earthworks for floor slab, soil survey, permits and insurances, surveyor Bavaria, height survey of the terrain, construction site setup with construction power, toilet, container, energy saving ordinance certificate, basic electrical installation, base plaster as own work, multiple saver connection, + buffer)

200K

Not included in the offer:

Simple carport 3K Simple basic exterior facilities 7K

What kind of equipment is this? Does the house have underfloor heating? Does the sanitary equipment need to be upgraded? How is the [Regenwasser] managed? Nice equipment always costs a bit more than the company offers. Not everything has to be sampled, but an outdoor tap or two is comfort. Or the sockets: the simple standard is not enough. Satellite dish, outdoor lighting, and protected circuits for washing machines are usually not included, but should be included in a new building.
